Potomac Yard is set to become the site of some exciting leases as companies begin to follow in the footsteps of Amazon and Virginia Tech, which has decided on a location for its new innovation campus.
But for the moment, much of the most exciting leasing news is coming from farther south along Eisenhower Avenue, in the area known as Carlyle.
Wegmans, the Rochester, New York-based grocery chain, is set to anchor Stonebridge’s Hoffman Town Center residential development. The development will be the second Wegmans in Alexandria — the chain already has a location at the Hilltop Village shopping center along Telegraph Road.

Stonebridge recently dropped condominiums from its development, opting instead to pivot to a multifamily rental model and downsize slightly from 800 units to 721. It also downsized its retail footprint from 255K SF to 236K SF, but no changes are planned for the 85K SF Wegmans location.
Nearby, at 200 Stovall St., Perseus TDC is pivoting 660K SF of office space into a residential tower dubbed The Foundry at Carlyle. On the first floor of the tower, Alexandria’s first food hall and a coworking space, operated by ALX Community, will split a 24K SF floor plate. The food hall will cover 12K SF and plans to host 12 local vendors, including a wine bar, a coffee bar and chef-inspired small-format restaurants. The remaining 12K SF will be dedicated to coworking — ALX Community opened a previous coworking location at 106 North Lee St. last year.

The D.C. area has become a hotbed for flexible workspaces, and coworking operator Industrious has made a significant push into the capital area over the last year. The company inked a 25K SF lease at Rubenstein Properties’ Carlyle Tower, the first step in a larger partnership between the coworking provider and the developer. In the weeks following its Alexandria deal, Industrious also began leasing 25K SF at 2311 Wilson Blvd. in Arlington and 26K SF at 1660 International Drive in Tysons.
