A valuable piece of Loudon County real estate could be transformed into a trail- and transit-based urban community if the Fairfax-based nonprofit group that owns it has its way.
The Claude Moore Charitable Foundation owns a 300-acre parcel of undeveloped land along the south side of the Dulles Greenway, next to the future site of Ashburn Station. Representatives of the property’s owners recently shared their vision for the property with regional business leaders, the Washington Post reports.
As a nonprofit, the foundation would not be able to develop or actively market the property. However, the foundation plans to sell off the land in chunks of 20 acres or more, and will attach conditions that ensure the purchasers' plans will enhance the overall development of the full parcel. The reps also shared their vision for an urban, walkable development that would include green space and trails.
As we’ve seen in Tysons, the addition of new Metro stops can really supercharge growth in an area. With the Ashburn station set to debut in 2020 (fingers crossed) we can be sure that this won’t be the last we hear of plans or interest in a nearby transit-oriented development.
