GSA Sells Development Site Next To National Mall

The U.S. government has just sold a half-acre property one block south of the National Mall that it marketed as a "prime development site."

The General Services Administration announced Wednesday it closed on the sale of the parcel near the 12th Street and Independence Avenue SW intersection for $4.1M.

The parcel sold to Ingram Texas Partners LLC, an entity registered under a Miami address with the manager listed as Aria Mehrabi, according to documents posted Tuesday to the D.C. Recorder of Deeds.

The 0.59-acre property, previously used to support the operations of the GSA Central Heating Plant, sits just north of the Cotton Annex, which the GSA sold in 2017 to Douglas Development. Douglas has not yet unveiled its plans for that building, and the GSA didn't indicate what type of development could come to the newly private site.

The site has recently been used as a parking lot, and a "for sale" sign on the fence that includes a GSA logo marketed it as a "prime development site." The GSA opened a sealed bid sale Nov. 9 and accepted the high bid Dec. 19.

"Creating value for taxpayers by reducing the federal government's physical footprint, including disposal of underutilized real property, is a top priority for GSA," GSA Public Buildings Service Commissioner Daniel Mathews said in a release. "In addition to the revenue raised through the sale, disposing of underutilized properties helps to promote opportunities for local development."
