The first Net Zero Energy housing in Arizona, MZ Townhomes, opened earlier this year, setting the standard for eco-friendly luxury living. MODUS Development’s Ed Gorman was able to bring this revolutionary project to Old Town Scottsdale by combining his knowledge of technology and design with his background in real estate development. Ed will be one of the speakers at our Phoenix State of the Market event Sept. 29.

MZ Townhomes is comprised of eight units, for sale starting at $449k, that offer a variety of innovative features, including rooftop-mounted solar panels, cool roof technology, solar orientation, a hybrid water heater that cuts down on water usage by over 60%, and a 14 SEER heat pump for heating and cooling. Another sustainable component is the energy recovery ventilator, which cycles fresh air inside while pushing contaminated air outside, reducing the load on the air conditioner. Each townhome utilizes PEX plumbing and Icynene spray foam, which seals any air leaks and further soundproofs walls.

“This is something that has yet to be accomplished in the industry,” Ed says. “To have multiple spaces that not only provide a modern, chic appeal and space-saving design but also utilize a variety of sustainable amenities to provide a net-zero energy consumption is quite the feat, and we’re proud to be the first to fulfill that need in the marketplace.”

Ed started out with technology companies AT&T, Apriva and Iridium Satellite. He’s been in real estate development for years, involved in site acquisition, design, construction and financing. He strives to keep MODUS on the cutting edge of urban living, and is responsible for The Galleries at Turney in Phoenix.

MZ Townhomes were designed to eliminate energy bills. Architect Graham Downes designed the homes, ensuring a modern feel was not sacrificed for sustainability. Sleek lines and space-saving features are at the forefront of his design, incorporating high-end finishes such as Poggenpohl cabinets, Silestone countertops, Grohe fixtures and Bosch appliances. Each townhome has two bedrooms and 2.5 baths with a private two-car garage.

This is the first of four zero-energy complexes MODUS has in store. The second, Equinox Apartments, opened in March on the Scottsdale greenbelt. MODUS is planning a second phase for MZ Townhomes, which is set to break ground this fall.
