Major League Baseball signed a 400k SF lease for six floors at the 48-story, 2.1M SF 1271 Avenue of the Americas Thursday morning.

MLB and MLB Advanced Media will take control of the space in 2019. The office—previously occupied by Time Inc—will consolidate MLB’s employees from Midtown and Downtown locations. MLB will have the right to use Rockefeller’s street-level plaza for public events and exclusive use of the eighth floor’s outdoor terrace.

MLB commissioner Rob Manfred said the league was attracted to the building’s central location, transportation access and amenities.

The Rockefeller Group started a $600M redevelopment of the building this year. Designed by Pei Cob Freed & Partners, the renovation will replace the building’s glass curtain wall to allow 60% more light into the space and restore the building’s landmarked lobby.

MLB was repped by Shearman & Sterling’s Chris Smith and Peter Strauss and a CBRE group including Scott Gottlieb, Ken Meyerson and Chris Corrinet. The Rockefeller Group was repped in-house by a leasing team led by Ed Guiltina, Jennifer Stein and Gerald Blume, as well as Gibson Dunn's Steven Klein and Gary Litke and a CBRE team of Mary Ann Tighe, Howard Fiddle and John Maher, among others.
