South Florida Overbuilding?

MIAMI South Florida is famous for itsrobust multifamily rebound, both in rentals and for-salebut isoverbuildinga threat? That question came up almost immediately at Bisnow's second annual South Florida Multifamily Summit this week (which it appears we did "theatre in the round" style--in case you wanted to hear Macbeth's opinion on apartment fundamentals). The short answer: no. It's not the mid-2000s again, as the aftermath of loose lending is still seared in the brains of debt and equity sources and tight underwriting is still in place. All those residential projects in Miami/Dade, Broward, and Palm Beach counties are under way becausedemand is there.
