Long Beach Welcoming First Luxury High-Rise in 50 Years

A JV of San Diego-based Ledcor Properties and LA-based AndersonPacific is nearing completion of The Current, a $70M, 223-unit luxury apartment tower at 707 E Ocean Blvd in Long Beach.

The 17-story mixed-use, which includes 6,700 SF of retail, is the first high-rise, luxury apartment project to be built in Long Beach since the 1960s, and the first high-rise project in the city since the real estate bust in 2008.

The Current has been in the works since 2004, when AndersonPacific purchased the site, GlobeSt reports. The project is scheduled for completion in March 2016, but pre-leasing will begin after the first of the year. A 25k SF plaza with additional retail amenities will link The Current to another 35-story apartment tower planned on the site.

This sustainable project, designed by San Francisco-based BAR Architects, is targeting LEED Gold-ND. The building is bisected by a tall fin and has alternating bays and terraces and multi-colored panels. Just steps from the beach, units offer sweeping ocean views. The project’s resort-style amenities include a rooftop deck with a pool, a Zen Garden, a lounge, and wine lockers and private storage. [GS]
