Plans to replace a single-story office property along Sunset Boulevard with more than 100 apartments have taken an important step in the approval process.

The LA City Planning Commission approved a 121-unit, seven-story apartment project with just under 3K SF of ground-floor retail space at 7022 Sunset Blvd., a corner site just east of La Brea Avenue, Urbanize LA reported.

The approval is the final one in the process for the project. Anyone who objects to the project can appeal to the city council in a 15-day window, but if no one appeals, the project will go forward.

Developer Crossroads Management took advantage of local density bonuses to build larger than would normally be allowed in exchange for adding some affordable units to the project. Six of the 121 apartments will be available to very low-income households.

The number of offices replaced by residential properties in the Los Angeles area is growing, particularly in neighborhoods like Culver City's Fox Hills, where demolition will make way for thousands of apartments.

To the west of the project site is Sunset and Highland Avenue, where the CMNTY Culture campus is proposed. That project would bring a new 500K SF mixed-use building designed by SoFi Stadium architect HKS with creative office, studio and production space to the northeast corner of the intersection.

Like most of LA, the neighborhood has a shortage of available housing, especially for low-income families.

The Hollywood/Mid-Wilshire multifamily market has a 94.2% occupancy rate and approximately 4,100 units under construction, according to a fourth-quarter Colliers report.
