A dramatic makeover for the Rendon Hotel in the Arts District has gotten the stamp of approval from the city planning commission.

The three-story Rendon Hotel was built in 1914 but will undergo a complete renovation under the plan and add a fourth floor. A parking lot next door will become a 15-story addition to the hotel. When finished, the hotel is also slated to have 16K SF of commercial space that includes a restaurant, a bar and an art gallery, Urbanize LA reported.

The project, which has been in the works since at least 2017, will be designed by Downtown architecture firm Omgivning. The firm has worked on historic hotel projects throughout Downtown, including the Proper Hotel at 11th and Broadway.

The 103-room Rendon Hotel project will significantly add to the upscale hotel room stock in the Arts District. The Soho Warehouse hotel has just 48 rooms, and the boutique Firehouse Hotel has fewer than 10 rooms, though a few developments in the pipeline, including the mixed-use Arts District Center, plan to include hotel rooms.

Its team will also contribute to the neighborhood's residential housing stock: Another property owned by the hotel's owners, creatives Ralph Ziman and Maria Greenshields-Ziman, at 719 East Fifth St. will be turned into 42 apartments that, per an agreement with the commission, will fall under the city's rent stabilization ordinance, Urbanize reported.

The hotel along Seventh Street is in a cluster of planned development, from the Bjarke Ingels-designed riverfront project to a 450K SF office building Hines is planning in the Arts District.
