Liverpool Tops The Premier League (Of Property Price Rises)

As the start of the Premier League hoves into view, Liverpool is already top of the table — when it comes to residential property price rises. 

Savills research analyst Daniel Hill compiled an alternative Premier League ranking using the average price rise of homes within 1 mile of each club’s ground over the past decade. 

The research highlighted how London, which has historically been the centre of house price inflation in the UK, has lagged other parts of the country. 

Average home prices have risen by 83% in the 1-mile radius around Liverpool’s Anfield home, Savills data showed. The club’s owner, Fenway Sports Group, last week sold a 30% stake in Liverpool to a consortium including Amazon founder Jeff Bezos and Facebook co-founder Eduardo Saverin. 

That is 13 percentage points more than the rise around second-place Leeds United’s Elland Road ground. Nottingham Forest, Manchester City and Manchester United round out the top five spots. 

In the relegation zone are three west London clubs, with prices stagnant in some of the UK’s most expensive post codes. Fulham came bottom of the table, with rises of just 1%. Brentford saw rises of 4% and Chelsea 5%. 

“The high-value areas around all three of these stadiums have seen 5% growth or less in the last decade, against CPI inflation of 42%, implying significant real price falls,” Hill wrote on LinkedIn

Last season’s actual Premier League champion, Arsenal, was one place above but with a significant gap — prices rose 17% around the Emirates Stadium.
