This Week's Houston Deal Sheet

NewQuest Properties and VillaSport Athletic Club inked a landmark lease to kick off Stableside at Falcon Landing's second phase of construction, bringing an amenity-rich health club and spa to the retail development.

Construction will begin in the summer on a resort-style VillaSport Athletic Club and Spa in the 270K SF Stableside at Falcon Landing in Katy. VillaSport will be developing a 90K SF structure with amenities that include NBA regulation-size basketball courts plus group studios for spinning, yoga, mind/body, Pilates and TRX workouts. There will be more than 120 cardio machines, a full lineup of workout equipment, upward of 185 free exercise classes for members and a 12K SF kids-only club. The complex is expected to be completed within 15 months.

The 121K SF lease was brokered by Austin Alvis and Brad Elmore, associates with the Houston-based developer, and Baker/Katz's Jason Baker and Lunden McGill, who represented VillaSport.

LEASES

ICO Commercial’s Mike Gornek and Peyton Easley represented the landlord in leasing a 9.5K SF industrial space in the Summer Park Business Center in Stafford.

Houston Realty Advisors’ Ed Ayres represented Craft Beer Cellars/Stovetop Brewers in a 2,300 SF lease with Kaza IV Ltd. for its space in the Stone Gates Commons at 11734 Barker Cypress Road. NAI Partners’ Nick Terry represented the landlord.

ICO Commercial’s Tawnya Dornak and Danna Sossen leased a 4,100 SF restaurant space at 8502 FM 359 in Fulshear. Centermark Commercial Real Estate’s Nathan Rodriquez represented the unnamed tenant.

SALES

HFF’s Jeff Hollinden and Cameron Cureton represented Pinchal & Co., and procured the buyer, Zeller Realty Group, in the disposition of the Lonza Viral Therapy Facility, a 276K SF biotech facility in Pearland.

Champion Forest Baptist Church purchased a 56K SF retail structure on 5.4 acres at 220 South Loop 336 West, Conroe, from Kroger. NewQuest Properties’ Rebecca Le and Heather Nguyen and JLL’s Jeff Dinsmore represented the seller. Caldwell Cos.' Rob Roberson represented the buyer.

DEVELOPMENT

Clay Development & Construction's newest project is its first all-office development, Offices @ North Post Oak. Clay plans seven spec or build-to-suit office buildings on 7.5 acres immediately north of the Galleria/Post Oak market.
