Blue Ridge Industrial completed the acquisition of the former Beltway 290 business park, including 15110 and 15120 Northwest Freeway, 10041 and 10055 Regal Row, and 6961 Brookhollow West Drive in Houston.

BRI is rebranding the five-building Class-A industrial park as Park 8 | 290. The 185K SF project is 84% occupied by 19 tenants.

"With the macro fundamentals pointed in the right direction, we will expand our presence in Houston beyond the Park 8 | 290 acquisition,” BRI managing partner Michael Trapani said. 

Including work done for their prior firms, Trapani and fellow managing partner Nate Leifeld have now acquired eight industrial properties in Houston since 2015.

Evergreen Commercial Realty’s Lilly Golden sold 50K SF of land just west of the Grand Parkway and Morton Ranch Road from an undisclosed seller to a day care provider. Greg Slusky of Sluco Realty represented the buyer.

Lieven J. Van Riet sold 12.21 acres at the intersection of Texas Highway 6 and Oyster Creek Place in Missouri City to LTF Real Estate Co. NewQuest Properties’ J.J. McDermott and Jon Jamison represented the seller, and Streetwise Retail Advisors’ Shaw MacIntyre represented the buyer.

Colliers’ Beth Young represented Woodside in the purchase of Fairfield Plaza, an 83K SF multi-tenant medical/retail property at 15103 Mason Road in Cypress. The seller, Radler Limited Partnership, was represented by Colliers’ David Carter.

HVS Brokerage & Advisory’s Eric Guerrero, Drew Noecker and James Rebullida closed on the sale of the 89-key Comfort Inn & Suites Houston West-Katy, 22025 Katy Freeway in Katy.

Seefried Industrial Properties, as a development partner for USAA Real Estate, broke ground on Ella West Crossing inside Pinto Business Park, a Class-A master-planned industrial park in North Houston. Ella West Crossing is slated to total 221K SF with cross-dock and front-load lease configuration options.

LEASES

Bingo Mojo leased 11K SF of retail space in Stone Creek Shopping Center, at the intersection of FM 529 and Queenston Boulevard in Houston. NewQuest Properties’ Austen Baldridge represented the landlord, Zendra Stone Creek US LP. Ronnie Miranda of 713CRE represented the tenant.

Xfinity has leased 4,400 SF at 13540 University Blvd in Sugar Land. The tenant was represented by Regan & Associates and Wulfe & Co.
