Texas-based build-to-rent developer Wan Bridge is using artificial intelligence to help build its next community.

AiWB, an AI-powered construction technology platform developed by Wan Bridge, started development on Cadia Grant Court, a 144-home BTR community in Richmond. The community is anticipated to open in late 2027.
The purpose of the platform is to streamline planning, scheduling, procurement, project management and field operations by combining artificial intelligence, automation and data-driven insights.
“By integrating real-time data and smarter scheduling throughout the process, we are already seeing meaningful efficiencies that will help us deliver this community faster and more effectively,” AiWB CEO Ting Qiao said in a statement.
AiWB identified Richmond as a prime location for a project, with a press release noting Richmond’s population growth, expanding employment base and increasing demand for rental housing.
Richmond is located in Fort Bend County and saw rapid growth to reach a population of 1 million in 2025. The population is expected to double to 2 million by 2050.
“Beginning construction on Cadia Grand Court is an exciting milestone for AiWB and an opportunity to demonstrate what is possible when technology and construction work together from day one,” Qiao said.
Wan Bridge launched AiWB earlier this year to benefit its own operations and other BTR developers, Housing Wire reported.
Qiao said the company has invested about $26M into the platform, which has helped increase year-over-year home starts and completions by 40% to 50%. The company’s headcount also declined 10% during that time frame.
“We’ve really started to see the productivity increase,” Qiao said to Housing Wire.
