An affiliate of Stockbridge Capital Group acquired an Amazon warehouse in Romeoville for $86.5M in a deal that closed late last week.

Stockbridge scooped up the 767K SF warehouse at 1125 Remington Blvd. in a deal that closed Thursday, according to property records. The company acquired the property from BGRE, the rebranded name of Brookfield Properties.
When BGRE acquired the property in 2024, it was valued at $58.1M, according to CoStar News, which first reported the sale.
PEOPLE
Stream Realty Partners hired Eddie Viliunas as senior vice president of office tenant representation in Chicago. He will work alongside Managing Directors Phil Geiger and Jordan Decker to expand Stream's tenant representation capabilities in Chicago. Viliunas joins Stream from JLL, where he spent more than 10 years on the firm's Chicago tenant representation team.

R & R Developers paid about $3.5M for 28101 Ballard Drive, a 32K SF, six-unit industrial property in Lake Forest. The property received 12 offers, and both parties completed 1031 exchanges in the deal. Marcus & Millichap's Alexander Zlotnik, Tyler Sharp and Adam Abushagur marketed the property on behalf of the seller, and Troy Cos. Real Estate's Stephen Cioromski and Hubert Cioromski represented the buyer.

An affiliate of Blatteis & Schnur paid $19.2M for Paper Box Lofts, a 35-unit multifamily building at 153-157 W. Ohio St. in River North, from Senco Properties. The building was constructed in 1906 as a paper and box factory before it was converted into luxury apartments in 2024. Interra Realty's Joe Smazal and Mark Dykstra represented both parties.

Inland Real Estate Acquisitions negotiated and closed the purchase of an 859-unit Class-A self-storage facility at 2100 Essington Road in Joliet. The facility will be rebranded and fully managed by Devon Self Storage, a member of The Inland Real Estate Group of Cos. Inland Acquisitions' Mark Cosenza and The Inland Real Estate Group's Brett Smith completed the transaction on behalf of an Inland affiliate.

A private investor purchased Garrity Square, a 13-suite, 20K SF retail property at 1833 Deerfield Road in Highland Park, for about $7.8M. Marcus & Millichap's Adrian Mendoza, Sean Sharko and Austin Weisenbeck represented both parties in the deal.

Axiom Properties sold two apartment buildings in the Chicago suburbs for a combined $67.2M. The properties are Westmore Apartments, a 230-unit apartment complex at 1049 S. Westmore-Meyers Road in Lombard, and Whispering Trails, a 120-unit multifamily building at 103 S. Testa Drive in Naperville. Northmarq's Parker Stewart, Dominic Martinez, Alex Malzone and Jake Lamb brokered the deal.

North Carroll LLC sold two redevelopment land sites totaling 42K SF in Fulton Market for an undisclosed price. Range Group purchased 1133 W. Kinzie St., while an undisclosed buyer scooped up 1201 W. Kinzie St. Plans for 1133 W. Kinzie include a 109-unit multifamily development. 1201 W. Kinzie is slated to house a 66-unit multifamily development. CBRE's Tom Svoboda, Dominic Soltero and Larry Goldwasser represented the seller in both transactions.
FINANCING
Sterling Bay and Ascentris landed a $93.5M refinance for The Elizabeth, a 28-story apartment tower at 225 N. Elizabeth St. in Fulton Market. The property was completed in 2024 and includes 350 apartments. Draper and Kramer's Billy Barry and Bill Stewart led a team that closed the deal on behalf of Sterling Bay and Ascentris.
CONSTRUCTION AND DEVELOPMENT
Fengate Asset Management and Mavrek Development broke ground on Julep West Loop, a 25-story residential development in the West Loop. The development will deliver 380 residential units along with about 22K SF of commercial space. Skender is serving as general contractor and will lead construction.

Seefried Industrial Properties completed demolition of three functionally obsolete office buildings at the northeast corner of Algonquin Road and Mount Prospect Road in Des Plaines. It is progressing with construction on a three-building, 520K SF Class-A industrial development. This marks Seefried’s 17th, 18th and 19th industrial development in the O’Hare submarket.
