A Marriott Bonvoy W Hotel is coming to a 1970s-era office tower in Charlotte as part of a developer’s larger plan to convert the building into mixed-use.

New York-based Spandrel Development Partners has teamed up with 7G Group, a boutique real estate firm, to bring in the hotel as the anchor of a planned conversion at 400 S. Tryon St., the Charlotte Business Journal reports.
The W Charlotte is slated to include 200 rooms and will occupy floors one through nine of the 34-story tower, plus two penthouse suites. The tower will also have a ground-floor restaurant and coffee bar and an 18K SF rooftop bar, according to CBJ.
The move is part of a broader mixed-use project for the 587K SF tower that is also slated to include nearly 400 apartment units and parking garage renovations. Spandrel filed conversion plans with the city in April after acquiring the tower last year in an auction for $36M, less than one-third of its valuation.
It is one of Charlotte’s largest office-to-residential conversion projects, according to CBJ. It comes as office vacancy in the city is on the decline, with the rate dropping to 23% in the second quarter — the lowest level posted since 2023, according to a CBRE report. That decline is due in part to office conversions as well as higher leasing momentum, according to CBRE.
The W Charlotte is expected to open by the end of 2029. It is one of several hotel projects in the works, including a 14-story, 295-unit hotel in the South End and the conversion of a 100-year-old office high-rise into a 245-room luxury hotel.
