A landlord that typically focuses on office and industrial properties has proposed a multifamily development in the growing suburb of Everett.

A.W. Perry filed a proposal to build a 273-unit apartment complex at 373 Second St. and 15 Garden St., the Boston Business Journal reported. The seven-story project is the latest building to be proposed in the city's Commercial Triangle.

The company bought the Second Street property in 2017 for $3.5M and the Garden Street property in 2021 for $2.4M, according to public records. The sites are home to bus shuttle provider DPV Transportation and are the former home of masonry contractor Pizzoti Brothers Inc.

The project is in the city's MBTA Communities zoning district and its Commercial Triangle, which has seen the bulk of new multifamily development in Everett.

Greystar is the most active developer in the area, delivering roughly 1,900 units of housing in recent years and breaking ground in July on a 416-unit development at 201 Mill Road. Greystar says it focused on Everett because of its consistent zoning and welcoming city government, which has made it easier to develop housing at scale.

Development is also beginning to take shape on Everett's waterfront, with The Davis Cos. proposing a 7.2M SF mixed-use development on a former ExxonMobil tank farm.

A.W. Perry, one of the city's oldest real estate firms, received international honors for its 1989 restoration of the Berkeley office building at 420 Boylston St. The firm has mainly focused its attention on office and industrial properties in Boston and the South Shore. It has only built one other apartment complex, Brio in the Hingham Shipyard.
