The team behind the massive redevelopment planned around Fenway Park has unveiled their vision for the building baseball fans will see when they look over the iconic Green Monster.

WS Development, in partnership with Red Sox owner Fenway Sports Group and the D’Angelo family, on Monday presented plans to the Boston Planning Department for a seven-story office building at 55 Landsdowne St.
“The architecture is not trying to stand out and make a bold statement. It’s trying to be very contextual,” WS Development Senior Vice President Yanni Tsipis said during the presentation.
The building, dubbed Fenway Corners North, would replace a parking garage across the street from the historic ballpark's Green Monster, a 37-foot-tall field wall that is the highest among Major League Baseball fields.
The 129-foot-tall building is planned to include 250K SF of office space and a two-story pedestrian stairway that would ascend to Landsdowne Street, Banker & Tradesman first reported. The building was designed by Morris Adjmi Architects and Jaklitsch/Gardner.

The proposed community benefits for the first phase include streetscape improvements on Landsdowne Street, $3M in housing linkage payments, $598K in jobs linkage payments and bicycle infrastructure.
The Boston Civic Design Commission will begin its review of the 55 Landsdowne St. building at its meeting Tuesday night.
The building is the first phase of the 2M SF Fenway Corners development, planned to span eight buildings around Fenway Park. The BPDA approved the overall plans for the development in July 2023.
The plans call for primarily lab and office space as well as two residential buildings totaling 266 units and ground-floor retail. The development team also plans to convert Jersey Street into a pedestrian walkway.
“Through this redevelopment, we hope to create new amenities that complement the year-round activities of Fenway Park and create a more pedestrian-friendly urban environment for our neighbors and fans,” Red Sox CEO Sam Kennedy said in a statement in 2023.
