Amazon, Local Developer Pitch Warehouse Off Dorchester Avenue

An Amazon Tractor-Trailer In Street Traffic

Amazon and a local development and investment company have introduced plans for a new last-mile delivery station in South Boston less than a year after the e-commerce giant called off plans for a new warehouse on the South Shore.

Boston-based Core Investments has partnered with Amazon on the proposal of a 96K SF delivery coordination facility located at 4 Alger St., just off Dorchester Avenue, CoStar reports. It would be on a 22-acre lot known as On The Dot.

Amazon scrapped plans to lease space for a distribution center in a vacant Braintree warehouse in October. That site was set to be more than twice the size of the proposed South Boston redevelopment.

Core Investments’ proposal to the Andrew Square Civic Association calls for the demolition of an auto center at 409 Dorchester Ave. and a 40K SF industrial property Target uses, the Boston Business Journal reports. The Alger Street site the Amazon distribution center would call home is a warehouse recently occupied by Blue Cross Blue Shield.

The proposal comes as a continuation of Amazon’s expansion in the Boston area. It signed leases for a combined 1M SF in Bellingham and Revere before the end of last year, according to a Q4 2019 report from Colliers International, which further noted Amazon had projects in North Andover and Westborough.

Boston was on the list of potential sites for Amazon’s HQ2 before the online retailer decided on New York City and Arlington, Virginia, for that venture. Amazon nevertheless decided to grow its office presence in Boston, to the 17-story, 525K SF Seaport Square building at 111 Harbor Way.
