250-Room Hotel Tower Pitched For Leather District

Shovels may finally break ground on an underutilized stretch of Kneeland Street – across the street from a site Massachusetts leaders have pitched to area developers.

An affiliate of Boston-based Hudson Group filed a letter of intent with the Boston Planning and Development Agency Tuesday for a “striking, slender” mid-rise hotel with 250 rooms at 150 Kneeland St. The property formerly housed Splash Ultra Lounge, a nightclub that was closed by Boston Police for underage drinking and overcrowding. It has been vacant for years.

“The Project will supply sorely needed hotel rooms to the immediate South Station area, which currently does not have a single hotel,” Hudson Group principal Noam Ron wrote in a letter to the BPDA. “The proposed hotel will complement the mixed-use fabric of the historic Leather District while positioning the Kneeland Street development corridor as a modern urban thoroughfare with a vibrant pedestrian realm.”

Hudson Group is best-known for the nearby 26-story, 240-unit Radian apartment tower at 120 Kingston St.

The proposed hotel would be 20 stories and include lounges and meeting space. The property is across the street from the Veolia steam facility, dubbed SouthGate to developers in a government pitch to sell underutilized Massachusetts Department of Transportation properties across the state. MassDOT did not receive any bids for SouthGate.
