Piedmont Aspires For $600M Newton Hospital Site: The Atlanta Deal Sheet

A major Georgia healthcare provider is looking to build a new Metro Atlanta hospital at a price tag of nearly $600M.

Piedmont Healthcare filed a letter of determination with the Georgia Department of Community Health to relocate its Piedmont Newton Hospital to a new site 2 miles away. Piedmont said in a press release that the current facility is licensed for 128 beds but is limited by its age.

The project would be Piedmont’s second-largest capital outlay in the healthcare giant’s history behind the 2020 development of the Marcus Tower at Piedmont Atlanta Hospital.

"The relocation hospital not only will enable us to provide more access and high-quality care now but it also will position us to grow with Newton County and to support those communities along the I-20 corridor to the east," Piedmont Newton CEO Lindsey Petrini said in the release.

Piedmont said it plans to bear the entire cost of construction. By seeking a letter of determination, Piedmont hopes state regulatory officials will sign off on the new hospital without Piedmont having to go through the certificate-of-need process, which limits the number of healthcare providers in an area, the Atlanta Business Chronicle reported.

The new 61-acre site would be located across from the Home Depot store at Georgia State Route 142 and Hazelbrand Road in Covington, a site the healthcare system purchased for more than $17M last year, according to the ABC.

Piedmont partnered with Newton Medical Center in 2015 and invested $70M into expanding its services and the hospital facility itself, which was constructed in 1954. The hospital treated nearly 8,000 inpatient residents during fiscal year 2026, and its 32-bed emergency room fielded more than 52,000 patients, according to the release. 

DEVELOPMENT

Portman Holdings’ industrial arm is seeking to build a massive industrial complex less than 10 miles from Hyundai Motor’s Metaplant outside of Savannah.

Bryan County submitted an application to state planners to rezone property at 641 Highway 80 in Ellabell to allow Portman to develop a roughly 2M SF complex straddling both Bryan and Bulloch counties, according to the development of regional impact application filed with the Georgia Department of Community Affairs.

The department reviews development projects that will have a regional impact on infrastructure. 

According to the application, the $121M project encompasses three warehouses on 178 acres and is expected to be complete by 2033. With 560 estimated full-time employees, annual tax revenues generated by the project would include $831,500 for Bryan County and another $259,600 for Bulloch.

Apsilon Hotel delivered its @Home by Best Western McDonough, a 128-room extended-stay hotel off Liberty Industrial Parkway in Henry County. The five-story hotel is owned by Phoenix-based BWH Hotels and is the second @Home by Best Western in the U.S. behind St. George, Utah. 

"Selecting McDonough for this project was a strategic choice driven by the area's robust economic growth along the I-75 corridor and strong demand from business, logistics and long-term travelers,” Apsilon CEO Raj Patel said in a press release. His firm oversees the management of 18 Atlanta-area hotels, including Best Western Plus Atlanta Airport-East.

Apsilon is developing a second hotel in Fairburn, set to open in 2027, according to the release.

 LEASES

A prominent Atlanta steakhouse is opening a new location at Medley in Johns Creek.

Chops Lobster Bar is slated to open in 2028 in an 8K SF space on the ground floor of a 150-room Marriott Bonvoy Tribute Portfolio hotel, officials from Toro Development Co., the developer behind Medley, announced. The hotel is being developed by Mainsail Lodging & Development and will include 5K SF of meeting and event space. 

Medley encompasses 145K SF of retail and restaurants, 883 luxury residences and 110K SF of office at the intersection of Johns Creek Parkway and McGinnis Ferry Road.

Trader Joe’s is leasing 18K SF of a former Publix grocery store at Oglethorpe Crossing at 3435 Ashford Dunwoody Road in Brookhaven, Tomorrow's News Today reported, citing sources with knowledge of the deal. 

The specialty grocery chain is taking a portion of the 38K SF space that Publix shuttered in July of last year.

Atlanta developer Connolly has snagged a host of retail tenants for its lineup of the under-development Woodstock Mill District, a Publix-anchored shopping center off Towne Lake Parkway in Downtown Woodstock. 

Retailers set for the 118K SF center include Three Dollar Cafe, Super Chix Chicken & Custard, Club Pilates, Sydel’s Coffee and veterinary chain PetFolk.
