Accounting Firm Leases 31K SF Office In Westchase Park Campus

Accounting firm Melton & Melton will relocate its office to Westchase Park I at 3700 W. Sam Houston Parkway S. in Houston, according to a release from Stream Realty Partners.

The firm will occupy 31K SF at the 276K SF Class-A office campus. This will expand from its roughly 29K SF office at One Oak Park at 6002 Rogerdale Road. It has occupied that space since the building's opening in 2009.

"The new space supports our continued growth and will provide a modern environment designed to enhance the experience for our people and our clients," Melton & Melton Managing Partner Clint Bennett said in the news release. 

Westchase and other neighborhoods west of Houston's central business district enjoyed a surge in activity in 2024, but the submarket's Class-A vacancy rate of 27.1% remains higher than the city average of 25.1%. 

Accordingly, triple-net rents in Westchase are a couple of dollars lower than the city average for Class-A space, at $21.28 per SF, according to CBRE's fourth-quarter report.

The nearby Energy Corridor, another West Houston office hub with 16M SF of Class-A space, has a lower vacancy rate of 20.1%. 

The Westchase Park campus comprises two towers spanning 15.2 acres. Canyon Creek Real Estate acquired the property last May, while Stream was tapped for leasing, property management and construction management.

“Ownership continues to invest in the property, with additional improvements underway that will enhance the workplace experience and support tenants’ long-term success,” Stream Managing Director Matt Asvestas said in a statement.
