Halberdier's 47 Acres Near Exxon

Halberdier Real Estate is gearing up a 47-acre mixed-use project at the SWC corner of Hardy Toll Road and Riley Fuzzel. It’s less than a mile from Exxon’s new campus. (Can we just come up with a new unit of measurement referring to proximity from Exxon? We think we’ll be using this one a lot for a few years.)

Here’s Halberdier development advisor Bobby Wheless, managing principal Trey Halberdier, and Chris Boone. Trey tells us Hardy North Business Park is a perfect storm location; besides its proximity to Springwoods Village/Exxon, it’s a 10-minute drive to IAH and 1,000 feet south of the new Grand Parkway. (But how far is it from the beach?) It’s targeting land sales, leases, and BTS users primarily in the industrial office sector. (Trey expects most buildings will be in the 20k SF to 30k SF range.) Hardy North Business Park also has retail pad sites along Riley Fuzzel, and Trey says it would consider putting in a couple of phases of multifamily if the market called for it.

Utilities work is underway now, and Trey (who celebrated his ninth anniversary last week and has his fourth kid on the way) says his team is already getting a significant number of calls for tracts five acres and up. He and Bobby are underwriting a couple of sites close to Exxon for office development.
