This Week's Houston Deal Sheet

This week, NAI Partners crushed it, transacting five deals in the Houston area totaling 141k SF as well as the disposition of GEICO's former regional HQ, a 240k SF office building in Farmer's Branch, a suburb of Dallas.

NAI Partners' Griff Bandy (along with Tom Lynn and Nick Lee of NAI Robert Lynn) repped the seller, GEICO, while NAI Robert Lynn's Kent Smith repped the buyer, JP Partners. 

In Houston, the busy firm closed one sale and four leases, all industrial except one.

  • John Ferruzzo, Nick Peterson and Josh Lass-Sughrue repped the seller, Southbelt, in the disposition of a 21k SF industrial office/warehouse building at 13739 FM 529 in Houston.
  • Griff Bandy and Kelly Torian repped Haymaker Minerals & Royalties in leasing 10k SF of office space at 5300 Memorial Drive. Russell Hodges of JLL repped the landlord, IPX Memorial Drive Investors.
  • Jake Wilkinson repped Whatever it Takes Transmission Parts in leasing a 9,300 SF distribution and showroom at 3739 Yale St. Logan Greer of Insite Realty repped the landlord, Crow Yale Street.
  • Jake Wilkinson repped Educational Product Inc in subleasing a 70k SF distribution facility at 10333 Papalote  St (below) in Houston. Boyd Commercial's Robert Alinger repped the sublessor, The Salvation Army.

CBRE's Nelson Udstuen and Brandon Peck assisted Hospice Properties in selling an 8k SF building and 3.29 acres to Serenity House Holdings.

Bob Gulley and Tom Ford of Moody Rambin repped the seller and purchaser of 4900 Dacoma St. Zieta sold the 5,600 SF freestanding investment property to 4900 Dacoma Limited.

LEASES

Transwestern was selected to advise Lloyd’s Register in the optimization of its real estate portfolio in the Americas. The London-based company recommitted to its US headquarters city of Houston with an early lease renewal at 1330 Enclave. Transwestern’s Margaret Ann Cook and Justin Leighton are the lead advisers for the engineering, technical and business services organization.

Gulf Coast resin packager Packwell signed a 286k SF industrial lease at Bayport Distribution Center in Pasadena. CBRE’s Bill Rudolf repped Packwell in lease negotiations with the landlord, 1PT Bayport, which  was repped by Cushman & Wakefield's Jason Dillee.

The Mac Haik Realty team of Steve Bryant and Brandon Poynter repped the landlord in a deal with Clarity Financial to lease 5,200 SF in the Energy Tower IV Office Building at 11750 Katy Fwy. Gemstone Real Estate's Patrick Winsey repped the tenant.

CREMM (Commercial Real Estate Millennial Misses) hosted morning yoga on the 17th floor at 1233 West Loop South, the Park Towers redevelopment completing this fall. While watching the spectacular sunrise and silhouette of the skyline, the group was treated to the live tunes of DJ John Tran, with a yoga class taught by Tasha Nielsen (Kimley Horn) and Laura Aiken (both also teachers at YogaOne).

Allied Orion Group was selected to manage Tree Tops at Post Oak, a 112-unit, boutique apartment community in the Galleria area.
