This Week's Houston Deal Sheet

Stream Realty Partners completed its Portside Logistics Center, a 1M SF industrial project in the southeast Houston submarket that broke ground in the third quarter of 2022.

Stream developed the two-building Class-A industrial project in a joint venture with Principal Asset Management. It offers multiple configurations within a 760K SF cross-dock building with 40-foot clear heights and a 260K SF front-load building with a 36-foot clear height. Both buildings have speculative office space, LED warehouse lights and fully fenced truck courts. 

Portside Logistics Center is at 4838 and 4908 Borusan Road in Baytown. The speculative development offers access to the Grand Parkway, Interstate 10, Highway 225 and Highway 146, allowing access to Port Houston’s two container terminals.

Stream’s Kyle Fletcher assisted in the development of Portside. Stream’s Justin Robinson, Tyler Wellborn and Craig McKenna oversaw the ground-up development. 

Stream’s Tyler Maner and Jeremy Lumbreras will serve as leasing agents for the project.

Katie Scallan joined Perry Home as vice president of marketing. Scallan will oversee Perry Homes’ marketing and communications initiatives.

Her previous experience includes serving as assistant vice president of university marketing for the University of Houston and chief marketing officer for Houston Dynamo FC.

TICI Group of Cos., a Houston-based, family-owned real estate company, promoted Derrick Bracks to managing director of capital markets, healthcare and life sciences. 

Bracks has been with Stealth Realty Advisors, a subsidiary of TICI Group, for two years and helped grow the company by identifying acquisition opportunities for its partners and clients throughout the country.

With the promotion, Bracks relocated from Los Angeles to Houston.

Cushman & Wakefield | Commercial Advisors announced that Greenbriar Properties acquired a 37.5K SF Class-A industrial building at 431 Bammel Road in Houston.

The building was 100% leased as of the purchase date, Sept. 7. 

Landon Williams and Katie Hargett of Cushman & Wakefield | Commercial Advisors and Coe Parker of Cushman & Wakefield represented the buyer, Greenbriar Properties. Mike Boyd, Greg Barra and Cory Grant of Boyd Commercial represented the undisclosed seller.
