The Wideman Co. Buys Downtown Tower From Brookfield: The Houston Deal Sheet

The Wideman Co. bought TotalEnergies Tower, a 35-story Class-A office tower at 1201 Louisiana St. in Downtown Houston, from Brookfield Properties.

The purchase adds 850K SF of office space to The Wideman Co.’s portfolio, which also includes Jones on Main at 708 and 712 Main St. that the Orlando, Florida-based company acquired in 2024. 

“We have been actively looking for the right opportunity to make another significant investment in Houston since acquiring Jones on Main,” The Wideman Co. CEO Matthew Wideman said in a statement.

“Houston continues to demonstrate the characteristics we look for in long-term investments: a globally significant economy, a deep corporate tenant base, and a downtown district that is seeing meaningful reinvestment and renewed momentum.”

The Wideman Co. intends to hold the TotalEnergies Tower long term, according to a press release from Downtown Houston+. The building is home to TotalEnergies’ North American headquarters and the Petroleum Club of Houston, which occupies the penthouse level.

Partners Real Estate’s Vince Strake and Lesley Rice will head leasing initiatives. 

PEOPLE

Drew Morris joined Cushman & Wakefield’s Houston office tenant representation group as an executive managing director. He will continue to specialize in real estate solutions for clients and their portfolios. 

Morris brings nearly 30 years of commercial real estate experience, having closed more than 500 transactions on over 11M SF of commercial real estate space. He joins Cushman & Wakefield from Savills, where he was an executive managing director.

Matthew Seliger

Avison Young hired Matthew Seliger as principal and market leader of its Houston office. Seliger replaces Wade Bowlin, who joined Lee & Associates in December. 

Seliger joins Avison Young from Stream Realty Partners, where he spent four years as vice president, office leasing. Before Stream, he spent nine years at Transwestern, representing office and industrial tenants and providing agency leasing services.

As market leader, Seliger will focus on growing Avison Young's Houston platform. His vision includes expanding the brokerage business and investing in talent.

Hunington Properties, a Houston-based private commercial real estate investment, development, management and brokerage firm, appointed Scott Lunine as president of Hunington Properties Brokerage. 

Lunine, who has 25 years of experience, will direct the expansion of the firm’s brokerage platforms across Texas and Florida, overseeing talent development and relationships across the firm’s landlord and tenant leasing and investment sales practices.

Lunine most recently served as partner and executive vice president of brokerage at Partners Real Estate. 

SALES

Triten Real Estate Partners acquired 3 Corners West, a 283-unit apartment community at 10105 Kempwood Drive in Houston’s Memorial/Spring Branch area.

The acquisition completes Triten and Evergen Equity’s purchase of the three-property 3 Corners multifamily portfolio, which spans 997 units across more than 35 acres along Kempwood Drive. The partnership acquired 3 Corners North and 3 Corners East in November 2025. 

The portfolio was previously owned by Nitya Capital. Triten will implement an operating strategy across the properties, focusing on efficiency, maintenance, and improved performance and experience for residents.

JLL represented the seller. Triten represented itself. Evergen Equity was Triten’s capital partner on the portfolio acquisition.

A Michigan-based investor bought Brazos E-Z Storage, a 44K SF self-storage facility at 1819 Texas Highway 332 in Lake Jackson. Built in 1974, the facility has 382 storage units.

Dave Knobler, Charles “Chico” LeClaire, Adam Schlosser and Mixson Staffel of Marcus & Millichap marketed the property on behalf of the Houston-based seller and procured the buyer.

Harbor Hill bought the Workshops at Breen at 5801 Breen Drive. Built in 2021, the multitenant industrial property totals 50K SF across eight buildings. 

Grant Roosma, Adam Abushagur and Tyler Ranft of Marcus & Millichap represented the seller, Harbor Capital, and procured the buyer. Cullen Atchison and Hayden Sieling with IPA Capital Markets secured acquisition financing with City Bank's Joe Skalak and Maddie Dichiara.

Rivergate Capital bought Bennington Business Park, a 33K SF industrial property at 301 Bennington St. Moody Rambin’s Stephen Ghedi and Lawton Anderson represented the seller, Crescere Capital. 

LEASES

Superior Energy Services signed a 56K SF lease at 8020 Katy Freeway, a 225K SF Class-A office building in Houston’s I-10 West Corridor. The company will relocate from the Kinder Morgan Building at 1001 Louisiana St. in Downtown Houston. Lucian Bukowski and David Guion of Stream Realty Partners represented Superior Energy.

Arium Networks also signed a 28K SF lease at 8020 Katy Freeway. The leases bring the building, which was developed by Crown Castle as its headquarters in 2021, to 100% occupancy. Crown Castle continues to occupy the rest of the building.

Transwestern’s Eric Anderson and John Heard represented the landlord, Crown Castle, in both leases.

Westway Plaza

Jiffy Lube leased 28K SF for its new Houston headquarters at Westway Plaza, the 327K SF office building at 11330 Clay Road. The relocation from the Shell Woodcreek Campus, expected in August, follows Monomoy Capital Partners’ acquisition of Jiffy Lube from Shell Oil.

Stream’s Lucian Bukowski represented Jiffy Lube. Partners Real Estate’s Brad Beasley and Chip Colvill represented the landlord.

M&C Pump Americas renewed its 20K SF lease at 15360 Vantage Parkway W. Oxford Partners’ Sam Marnoy and Matt Rogers represented the tenant. The landlord, Old House Capital, was represented by Will Clay and Angela Watford of JLL.

CONSTRUCTION AND DEVELOPMENT

National Property Holdings plans to develop a 1.1M SF industrial project at 500 and 700 Igloo Road in Katy. Katy Prairie Business Park will include two buildings: Phase 1, totaling 402K SF, and Phase 2, totaling 681K SF. 

CBRE’s Faron Wiley, Billy Gold, Charles Herold and Jett Bush will market the project for lease.

Inwood Partners broke ground on Inwood Rose Hill, a 360-unit garden-style community at the southeast corner of Cypress Rose Hill Road and the Grand Parkway.

Inwood Partners, a Houston-based multifamily investment and development firm, was founded by David Ott, who previously led Texas development for Hanover Co.

Inwood Partners acquired the development site from Radius Development, the master developer of mixed-use projects at the southeast and northeast corners of Cypress Rose Hill Road and Grand Parkway. Josh Jacobs of The Blue Ox Group represented Inwood Partners in the off-market transaction.

Inwood Rose Hill will be adjacent to Radius Development’s southeast-corner retail district, Rose Hill Village, and will overlook a 15-acre lake. Site work is underway, with the first residences slated for completion in summer 2027.

Bank of Texas is providing construction financing, with Jason Walker leading. Cullen Atchison and Hayden Sieling of Institutional Property Advisors advised Inwood Partners.

OHT Partners broke ground on Park Row, a 360-unit apartment community at 14192 Park Row Blvd. in the Energy Corridor area. One- and two-bedroom units will range in size from about 700 SF to 1,250 SF in a three-story building.

Amenities will include coworking areas with private offices, detached garages, electric vehicle chargers, smart locks and Wi-Fi-enabled control panels.

FINANCING

Sundance Bay secured $95.7M in financing for a two-property, 626-unit multifamily portfolio. The portfolio includes Grove East, a 324-unit garden-style community built in 2021 at 9300 N. Sam Houston Pkwy E. in Humble. Adjacent to Generation Park, the property was 93% occupied at closing. 

Cushman & Wakefield’s Texas equity, debt and structured finance team arranged the financing, with Chase Johnson and Caleb Riebe leading. Cushman & Wakefield’s Jennifer Campbell, Josh Hoffman, Grant Raymond and Asher Hall, as well as Greystone’s Richard Kourbage, supported the transaction.

The financing consists of $76.2M in senior debt provided by Benefit Street Partners and a $19.5M mezzanine loan through CCL Capital.
