Maslow's hierarchy of needs famously said that food, water, warmth and sleep are the basic building blocks of humanity. Today, you could probably add mobile reception and WiFi to that list.

In the modern world, it is virtually impossible to do business or operate without good quality digital connectivity. It has become a must-have for the users of buildings, whether they are office occupiers, shoppers or rented residential tenants.

But who should pay for that connectivity, landlords or tenants? And just how big a factor is it in occupancy decisions?
