1875 Connecticut Ave at Universal North

Post Brothers is hosting this year’s Bisnow Multifamily Annual Conference East at Universal North, located in the DuPont Circle neighborhood of Northwest Washington D.C. The nationally known, large-scale multifamily real estate owner and developer officially entered the D.C. market this year with its $228MM acquisition of Universal North and South, two Class B office buildings totaling nearly 660,000 square feet that the firm will convert into $700MM worth of rental apartments. Post Brothers views the Northwest D.C. market as a major residential opportunity. The Universal North and Universal South acquisition was driven by the city’s strong fundamentals and capacity for adaptive reuse, offering stable rental prices, housing demand, and unique zoning laws that support office conversions over new high-density construction.

Post Brothers’ completed development will boast over 600 residences, more than 650 parking spaces, and over 45,000 square feet of ground-floor commercial space. The firm has been a leader in adaptive reuse over its 16+ year history, experience that’s highly advantageous when reimagining D.C.’s underutilized office assets. The completed residential project in the highly-coveted neighborhoods of Dupont Circle and Kalorama will feature a world-class amenity package rivaling premium five-star hotels.

Ms. Alexander is an award-winning architectural designer committed to

improving the quality of life for those who live in the homes and neighborhoods

she helps create. Through her work she espouses her belief that community

transformation begins with understanding the community and the people who

of community stakeholders. She listens, learns, understands and responds to

what is important and meaningful to the people who will live, work, shop and

the places they inhabit. Her keen awareness of the changing patterns of

society have enabled her to design housing for people of all ages, incomes and

lifestyles, creating inviting communities that will meet the needs of people

Ms. Alexander has worked throughout the District of Columbia and the greater

Washington Metropolitan area on projects that have transformed not only the

lives of the people who live there, but also the surrounding communities. In many cases this means transforming urban blight into livable communities. These complex, mixed-use urban infill projects serve as catalysts for change,

maximize the allowable density for a site, while at the same time adding value to communities. She is frequently called upon to lead projects through the District’s complex approval process which can involve presentations to various

agencies and commissions, including Advisory Neighborhood Commissions, the Historic Preservation Review Board, the Board of Zoning Adjustment, the Commission of Fine Arts, the State Historic Preservation Office and the National

Gilbane Development Company

Robert (Bob) Gilbane, Jr. is a Vice President of Development at Gilbane Development Company, where he leads strategic direction and growth, development, and financing of public-private partnerships (P3), mixed-use developments and affordable housing. His focus is on expanding the company’s presence and portfolio in Washington, DC and surrounding markets, and projects that become catalysts for positive change. Bob has 23 years of industry experience spanning every area of real estate construction and development. In the past decade, Bob has co-led the successful development and financing strategies for numerous mixed-use, multifamily, market rate and affordable housing developments in Washington, DC, Maryland, Virginia, and Rhode Island totaling more than $2.5 billion. His understanding of complex regulatory and financing issues facilitates projects that address multiple community needs while linking housing, health care, education, and employment. Bob expertly cultivates and manages relationships with federal and municipal agencies to source and secure capital while leading strategic direction, planning, approval, and design for both new and active developments. Bob’s successful project execution and delivery create equitable economic development while setting the stage for future growth on a large scale.

Bob’s creative approach is exemplified at the Riverfront at West Hyattsville Metro: the 24.5-acre, multi-phase master planned community transformed a brownfield site impacted by 100-year floodplain into a vibrant community featuring 183 townhomes, a 49,000 SF medical office building for Kaiser Permanente, and two mixed-income multifamily buildings containing 618-units with 7,000 SF of ground floor retail immediately adjacent to a WMATA metro station.

Bob’s collaborative engagement with public agencies and the private sector to address environmental issues and create a unique financing model at Riverfront ultimately made it possible for more than half of the multifamily units (51%) to be reserved for tenants with incomes below 80% of AMI for 99 years, without the need for upfront public subsidy. Bob holds a Bachelor of Arts degree in modern American history from Brown University and is a member of Leadership Greater Washington, the Geriatrics Career Builders Industry Advisory Board, Urban Land Institute, the Maryland Building Industry Association, and the Housing Association of Nonprofit Developers.

The District of Columbia

Muriel Bowser serves as Washington, DC’s seventh elected Mayor. Sworn in on January 2, 2015, she pledged to bring a fresh start to the District of Columbia, create pathways to the middle class for residents, and foster a culture of inclusion, transparency and action.

Mayor Bowser expanded opportunity across all 8 Wards of DC by strengthening job training programs, and by attracting and retaining jobs in the District. As of the first quarter of 2016, there are burgeoning projects across the city that will eventually deliver 32,000 new jobs. Washington, DC is the economic engine of the metropolitan region, and has one of the strongest local economies in the country.

Mayor Bowser is committed to producing, protecting and preserving affordable housing. In her first budget, she devoted an historic $100 million to the Housing Production Trust Fund, putting an unprecedented number of affordable housing units into the pipeline. She also made historic investments in education to accelerate the pace of education reform. DC has the fastest improving urban school district in the nation.

The Mayor is committed to making sure every Washingtonian gets a fair shot, including its most vulnerable residents. When she came into office, she pledged to end homelessness. She has taken bold moves to deliver on that commitment, including releasing a plan to replace the city’s largest family shelter with small, dignified family housing.

In everything she does, the Mayor puts District residents first, and ensures that the city’s priorities match the peoples’ priorities. She holds community engagement forums to solicit public input prior to finalizing her fiscal year budget. She is creating a more transparent and open government through a cutting edge open data policy. She championed the successful launch of one of the largest, most transparent body worn camera programs in the nation, to enhance trust between the community and DC’s metropolitan police department. And she launched an inclusive technology program to support startups and entrepreneurs offering products and services to underserved communities.

Prior to her time as Mayor, Bowser served as the Ward 4 councilmember of the DC Council – first elected in a special election in 2007, and re-elected in 2008 and 2012. As a Councilmember, Bowser served as the Chairwoman of the Committee on Economic Development which created more than 5,000 units of affordable housing, passed legislation to build a new soccer stadium and secured from the federal government the best portion of the Walter Reed campus for DC. Bowser led her colleagues to pass comprehensive ethics reform and increased transparency in government contracting.

Bowser also served as an Advisory Neighborhood Commissioner in the Riggs Park neighborhood. A native Washingtonian, Bowser earned a Bachelor of Arts degree in History from Chatham University and a Master’s degree in Public Policy from American University.
