Arthur J. Falcone is a co-founder and Managing Principal of Encore Capital Management and sits on the

Investment Committees of its three funds. Art is also the founder and Managing Principal of Miami

Worldcenter, one of the largest master-planned urban environments in the United States. Spanning

more than 30 acres across nine blocks in the heart of downtown Miami, the entitled project allows for

more than 15 million square feet of mixed-use multi-billion dollar development, including retail,

restaurant and entertainment, hotel, residential, and office. As Chief Executive Officer and Chairman

from 2004 to the present of Falcone Group, a vertically- integrated real estate and land development

organization specializing in residential, retail and apartment assets. Mr. Falcone began his business more

than 35 years ago, investing in fast food restaurants, hotels and health clubs in New York State, and at

the age of 22 became the youngest operator of a McDonald's franchise. He quickly became the owner

and operator of more than 100 McDonald's, Wendy's and other family-style restaurants throughout

New York, Florida and California, and was also a Days Inn Hotel franchisee. In 1988, Mr. Falcone formed

the homebuilding and land development company Transeastern Properties, Inc. Transeastern began

purchasing residential and mixed-use properties from distressed and bankrupt sellers and capitalizing on

foreclosures against distressed housing debt brought on by the national recession in the late 1980's and

early 1990's. As the economy rebounded, this asset base fueled Transeastern's growth, within 15 years

Transeastern had become the largest private homebuilder in the State of Florida and one of the top 25

homebuilders in the United States. In 2005, as the homebuilding market peaked, Art sold Transeastern,

(including the land company), to Technical Olympic USA ("TOUSA") for a total consideration of $1.6

billion in one of the largest private transactions in the history of homebuilding and land sales. During this

period, Mr. Falcone developed or acquired interests in over 20,000 multifamily apartment units, in 2006;

Mr. Falcone sold his remaining apartment portfolio for $480 million.

Rodrigo Azpúrua

Rodrigo Azpurua is President and CEO of Riviera Point Development Group based in Miramar. A real estate developer with special focus on suburban Class A office and hotel properties, Rodrigo has been responsible for the acquisition, design, governmental approvals and construction of over 1.2 million square feet of commercial properties throughout Florida. The properties were financed with various capital structures, including domestic and international equity investment, bank loans and private funds. Over the last decade, Riviera Point has become a leader in raising international funds through different programs and it has injected more than $60 million in foreign capital in communities across Florida since 2012.

Rodrigo, a lawyer by trade in Venezuela, founded Riviera Point in 2008. He is considered a pioneer using the EB-5 Visa Program to fund construction of office buildings and hotels. He is the author of the book “Real Estate Development and EB-5 Visas” published by Amazon and available in Apple’s iBook store, and is also a regular speaker and consultant on the subject. He has spoken to a wide range of audiences at locations including Caracas, Buenos Aires, Quito, Shanghai, Shenzhen, Hong Kong and many others. Rodrigo is often interviewed by media outlets such as CNN, Fox News, TN24, South Florida Bisnow, the Miami Herald, South Florida Sun-Sentinel, Forbes, AmericaEconomia, Nuevo Herald and many others.

Throughout his career, Mr. Matus has been involved in thousands of transactions valued at more than $3 billion with expertise spanning across retail, multifamily, hospitality, office, industrial, and land.

Prior to joining Franklin Street, Mr. Matus ran Marcus and Millichap’s Fort Lauderdale office as the Vice President/Regional Manager of the company’s Real Estate Investment Services division. He was with Marcus and Millichap for more than 11 years progressing from Sales Associate to Senior Associate, Vice President/Regional Manager of Fort Lauderdale and Orlando, First Vice President of Investments, and as a Director of both the company’s National Retail Group and National Multi Housing Group. Throughout his career, he has acted as a mentor, manager, and trainer for hundreds of agents.

Naturally driven, Mr. Matus has received several awards for his accomplishments including being named a 50 Under 40 professional by Real Estate Forum in 2014 and a 40 Under 40 professional in 2010 by the South Florida Business Journal. He received Franklin Street’s Sales Achievement Award in 2015 and is a repeat recipient of Marcus and Millichap’s National Achievement Award, a Top Ten Agent in Ft. Lauderdale, and Rookie of the Year.

Highly active in the commercial real estate community, he serves as a member of the National Association of Office and Industrial Properties (NAIOP), Urban Land Institute (ULI), and International Council of Shopping Centers (ICSC). He is also a dedicated member of his community, volunteering and donating to the non-profits Push America and the Jorge Nation Foundation.

Mr. Matus received his bachelor’s degree in business administration from the University of Florida and is a licensed real estate broker in the state of Florida.

Since 2015, Lisa Neumayer has emerged as a risk management consultant leader within the

Gallagher Real Estate and Construction practice. Working closely with specialty team members

throughout Gallagher’s global network, she delivers niche expertise, products and services to real

estate developers, contractors and property owners/managers. Her specialty provides experience

for large Owner and Contractor Controlled Insurance Programs (OCIP/CCIP) Wrap Ups and

Builder’s Risk for construction projects and permanent placement risk management programs

involving multiple asset classes ranging in values from $50 million to upwards of $500 million+.

In less than 4 years, she has provided the risk financing and security for major real estate

developments totaling over $1 billion in values, placing nearly $5 million of premium into the

Paul Marko was appointed President of Stiles Realty

in June 2012. He is responsible for leading Stiles’

full service commercial real estate brokerage efforts

across Florida.

Mr. Marko oversees the implementation of acquisition

and leasing strategies, the development of third party

agency relationships, as well as tenant representation

assignments in retail, office, industrial and land

throughout Florida.

Mr. Marko’s wealth of experience makes him a trusted

industry expert, knowledgable about virtually every

aspect of commercial real estate, include brokerage,

operations, construction management, acquisitions,

dispositions, and business development. His

thoughtful approach to solving client needs stems

from his strategic and consultive experiences in

appraisal and corporate property services.

Mr. Marko began his real estate career as a

commercial appraiser in 1986 in South Florida.

He was a MAI candidate and licensed Certified

General Appraiser in Florida. From there he enjoyed

successful careers as the broker for Flagship

Group Real Estate, and later as an office tenant

representation broker at Codina Group/Codina Realty

Services.

Prior to joining Stiles, Mr. Marko served for 12 years

as a First Vice President at CBRE (NYSE: CBG),

managing national multi-market corporate service

accounts and large office tenant representation

Erick Collazo

Mr. Collazo leads the master development and planning of the Metropica development including the mixed-use, retail, rental residential and hospitality asset classes after a distinguished career developing landmark projects domestically and internationally.

With over 30 years of experience in the commercial, residential, office and entertainment real estate industry, Erick was Vice President at the Mills Corporation (NYSE:SPG) for 17 years charged with the development of shopping and entertainment complexes, including Sawgrass Mills (Ft. Lauderdale), Grapevine Mills (Dallas) and Discover Mills (Atlanta), he successfully developed over $1 billion worth of commercial real estate.

Mr. Collazo spearheaded the first Mills real estate investment development company to successfully acquire, develop and open a Pan European project, assembling a multi-international team as Director General of the Spanish development joint venture. Madrid Xanadu, a €380 million project located in Madrid, Spain, with an indoor ski facility, was welcomed with renowned success as Europe’s largest entertainment shopping complex.

Erick has also consulted on the re-development of the Fashion Mall, Plantation, FL, Palm Beach Lakes Mall, West Palm, FL, Poyner Place, Raleigh, NC, Flagler Station, Miami, FL , Mall of San Juan, Puerto Rico, and SoHo Mall, Panama representing clients such AEW, Centro Properties, Flagler Development, Madison Marquette, ORIX Capital Markets, United Growth, US Capital and K Group Holdings. Mr. Collazo is also Managing Member of MBA Development Partners.

Mr. Collazo holds a Bachelor of Science Degree in Building Construction from the University of Florida. Mr. Collazo is involved in various organizations, including the Brain Injury Association of Florida and is an Advisory Council Member to the State of Florida’s Brain and Spinal Cord Injury Program. His wife, Heydie, and children, Andrew and Auston, make their home in Boca Raton, Florida.

has been extremely active in the homebuilding industry throughout Florida for over 20

years holding previous positions of Vice President of Operations as well as Division

President.

Steve graduated from Troy University with a degree in Finance and currently holds an

active General Contractors license. He attended high school in Coral Springs where he

later started a family. He now resides in Jupiter, Florida with his wife Ashley, daughter

Kaitlyn and son Ryan.

Steve is an avid community volunteer having held positions on local college advisory

boards and builder associations. Most recently, Steve worked with Junior Achievement

of South Florida helping to develop young entrepreneurs and assisted in writing training

programs for the National Builders Association. Steve also enjoys coaching competitive

soccer.

Paul oversees all aspects of development on major projects nationally, with local projects that include redevelopment of the former Sears properties in Aventura and Boca Raton and repurposing of the Sears property in Plantation.
