Ryan Nelson is a Managing Principal for Turnbridge Equities, a privately-held, vertically-integrated real estate investment and development firm with offices in New York, Los Angeles, Washington, DC and Austin. Ryan oversees the Company’s acquisitions, operations, and asset management activities, focused on value-add and opportunistic real estate investments throughout the US.

Prior to joining Turnbridge, Ryan was a Managing Director for MRP Realty, where he was responsible for opening their New York City office and successfully building a multi-strategy portfolio, with multiple, institutional partners. Previously, he was a senior vice president of acquisitions and development, with Sherwood Equities where he spent eight years and was responsible for sourcing, underwriting, and managing Sherwood’s acquisitions and development projects in New York City, totaling over $1 billion in transaction volume. Prior to joining Sherwood, Ryan was a partner with Champion Partners in Dallas, Texas, and prior to joining Champion, he was a project manager with Turner Construction.

Ryan received his M.B.A. from the McCombs School of Business at the University of Texas in Austin and his B.S. in Construction Engineering from Iowa State University. Ryan is a Council Member on the Urban Development Mixed Use Council (Red Flight) for ULI as well an Advisory Council Member for the Texas McCombs Real Estate Finance Center.

David Allen

David Allen is a Managing Director, Asset Management at Davis, where he oversees a diverse portfolio of commercial real estate investments and leads the execution of strategic business plans designed to maximize asset value and investment performance. With more than 20 years of experience in asset management, leasing, marketing, and operations, David brings extensive expertise across office, industrial, multifamily, retail, hospitality, and mixed-use properties.

Over the course of his career, David has successfully negotiated more than 10 million square feet of lease transactions across office, industrial, and retail sectors and has led the disposition of more than $1 billion in assets, overseeing all phases of the transaction process.

Prior to joining Davis, David was with CBRE, Inc. in New York City, where he handled leasing transactions on behalf of both tenants and landlords. He holds a B.S. in Economics from Syracuse University and is an active member of NAIOP, having previously served as President of the Connecticut/Suburban New York Chapter. David is also a past board member of the Real Estate Finance Association’s Fairfield County Chapter.

Lia Barsanti joined PCCP in March 2020. Ms. Barsanti is responsible for acquisitions and debt originations along the East Coast with a focus on the Mid-Atlantic. Prior to joining PCCP, Ms. Barsanti worked in the Real Estate, Lodging & Leisure Investment Banking group at UBS, specializing in M&A advisory and capital markets transactions on behalf of public REITs and private real estate clients. Ms. Barsanti received a B.S. in Finance and Marketing from Georgetown University.

As Founder & Managing Principal of Saxum, Anthony oversees all aspects of the firm’s strategic

initiatives and operations, including investment strategy, acquisitions, capital raising, leasing activities, development and the execution and management of the firm’s portfolio.

Over the last decade since Saxum’s inception, Anthony has leveraged his extensive knowledge of individual markets and his distinct understanding of demand drivers to establish Saxum’s unique investment strategies. He capitalizes on his vast network and personal relationships within the real estate community to create opportunities and respond to market changes that are unseen and overlooked by others.

Anthony has led Saxum through explosive growth to become one of the fastest growing real estate private equity firms in the nation, with a team of over 30 professionals, multiple offices and a nationwide investment portfolio totaling over 10 million square feet and nearly $3.0 billion in investment capitalizations.

Prior to founding Saxum, Anthony served as an advisor and consultant within the brokerage community. In various roles, he oversaw the leasing and management portfolio of four million square feet of assets on behalf of corporations, REITs, family offices, special servicers, and private equity and institutional investors. His responsibilities included project leasing and marketing, portfolio management, acquisitions and dispositions, and asset management in a variety of product types including office, retail, multifamily and industrial.

Mark Shearer

Mark Shearer is Senior Managing Director for Rockefeller Group. Mr. Shearer, a 30-year veteran of the commercial real estate industry, is based in Rockefeller Group’s Morristown, NJ office and leads all New Jersey and Pennsylvania development operations for the company.

Prior to joining Rockefeller Group in 2018, Mr. Shearer worked for Prologis, where he was Senior Vice President, Market Officer for New York/New Jersey. While at Prologis, he oversaw more than 34 million square feet of industrial properties and developed 1.8 million square feet of build-to-suit and speculative industrial space. Prior to his work in the New York/New Jersey region, Mr. Shearer held the same position at Prologis in the Mid-Atlantic region, managing a 15-million-square-foot industrial portfolio in Maryland, North and South Carolina, and Virginia.

Before Prologis, Mr. Shearer worked for AMB Property Corporation as Vice President, operating an 8-million-square-foot industrial portfolio in Maryland, Pennsylvania and Virginia and for NAI/KLNB Management as Vice President, where he managed an 18-million-square-foot portfolio of retail, office and industrial assets for institutional clients and high-net-worth individuals. He has also worked for Mid-Atlantic-based companies Manekin LLC, Corporate Office Properties Trust and KLNB Management Services.

Mr. Shearer is a NAIOP New Jersey Chapter Trustee. He holds a bachelor’s degree in finance from Salisbury State University in Salisbury, Md.

He has helped the firm invest over $3.5b in capital across more than 50 transactions during his time with the firm. Nick began his career working in valuation and advisory at the Altus Group. Over the past decade, John has played a pivotal role in expanding WiredScore into new markets and verticals, helping the real estate industry advance through technology certifications. He oversees company operations and leads the global engineering teams responsible for certifying buildings across diverse asset classes. Under his leadership, WiredScore has certified more than 4,000 office buildings in 43 countries.

Before joining WiredScore, John built his career in the telecommunications industry. He began on the AT&T Network Disaster Recovery Team, the only national telecommunications team deployed during natural disasters and large-scale outages. He later served at Lumen Technologies, where he managed a Metro Ethernet Network in New York and New Jersey that spanned more than 400 route miles of fiber and served over 250 On-Net locations.

Paul Sanderson, AIA, is Vice President and Director of New York Operations at Epstein, a fully integrated architecture, engineering and construction firm with over a century of industrial experience. Paul leads the firm's growing New York office and serves as principal for complex commercial, industrial, and public-sector developments.

With 20 years of industry experience, Paul’s work spans three continents and includes manufacturing, logistics and warehouse development, food processing and distribution, cold storage, and infrastructure projects, giving him a global perspective on delivering facilities in some of the world's most challenging urban environments. In New York, he currently serves as Program Manager (in conjunction with Foster + Partners) on the Port Authority's Midtown Bus Terminal Replacement Project and has led speculative and build-to-suit manufacturing and logistics developments, including major industrial renovations, expansions, and ground-up facilities. Paul brings a practical perspective on the forces shaping industrial development: from infrastructure and site constraints to the changing needs of manufacturers, developers, investors, and communities.

Paul works closely with owners, design teams, and project partners to guide projects from early planning through completion, bringing expertise in design-build delivery, entitlement management, and project execution.

He currently serves as Team Leader of New Jersey Commercial Banking at Ion Bank⁠, where he founded and built the bank’s New Jersey commercial banking platform, recruiting top talent, developing strategic partnerships, and leading a growing team of relationship managers serving businesses across a wide range of industries.

Throughout his career, Al has developed a reputation for combining deep credit expertise with a relationship-driven approach to helping companies achieve their growth objectives. He has successfully managed portfolios ranging from small businesses to large syndicated credits and has advised clients on acquisitions, expansions, working capital strategies, owner-occupied real estate financing, and complex capital structures.

Prior to joining Ion Bank, Al spent more than eleven years with Wells Fargo⁠, where he held a variety of senior leadership roles, including Commercial Banking Leader and Commercial Banking Relationship Manager. Earlier in his career, he held senior commercial banking positions with Capital One Bank⁠, Deutsche Bank⁠, Allied Irish Bank⁠, and other regional banking institutions.

Al’s experience spans a broad range of industries, including industrial and manufacturing, distribution, transportation and logistics, commercial real estate, technology, telecommunications, and business services. His extensive work with industrial companies has provided him with unique insight into the capital, cash flow, equipment financing, and real estate needs of businesses operating in today’s rapidly evolving supply chain environment.

A graduate of Monmouth University with a Bachelor of Science in Business Administration and a concentration in Economics, Al is also deeply committed to community leadership. He currently serves as a trustee of the Greater Morristown YMCA and the Irish American Cultural Institute and has held numerous board and advisory positions throughout his career. Al resides in Mendham, New Jersey.

James Holbrook

Spencer Pascal

Spencer Pascal is the CEO of Commerce Park Investors (CPI) and Founder of Commerce Park

Ventures, a funding company he built from the ground up to support industrial real estate

acquisitions, developments, and strategic investments.

Spencer began working alongside his father, Roy Pascal, in 2018 and quickly played a key role

in rebranding and restructuring Commerce Park Investors into the thriving investment and

development firm it is today.

He entered the industrial real estate space in 2019 with the acquisition of his first warehouse in

Roxbury, New Jersey. Since then, he has led numerous renovation and development projects,

transforming underutilized properties into high-performing industrial assets. Under his

leadership, CPI has grown into a vertically integrated real estate platform focused on long-term

value creation, operational discipline, and scalable growth.

In addition to leading CPI and Commerce Park Ventures, Spencer founded Pillar Construction

Group, a construction company he built from scratch to support both internal development

projects and third-party commercial clients. Pillar Construction Group allows for full execution

control across acquisitions, construction, and asset management, driving efficiency, cost control,

and quality across every project.

Through Commerce Park Ventures, Spencer provides strategic funding for real estate projects

aligned with his vision of building modern, efficient, and scalable industrial spaces. He has also

developed a training platform focused on helping others enter the industrial real estate sector

and build successful, sustainable careers.

Spencer continues to expand his industrial real estate portfolio while building companies

grounded in discipline, execution, and long-term strategic growth.

David Michael

Dave Michael joined Peak in 2010 as Project Manager. In 2017, he added the role of Sales and was subsequently promoted to Project Executive in 2019 and Vice President | Sales in 2021. Dave’s day-to-day responsibilities include the strategic collaboration among the entire project team, as well as providing executive support for Peak Project Management and Field Supervision functions.
