EXO Reaches 80% Occupancy As Yahoo Takes 2 Floors in Dublin’s Tallest Office

Yahoo will take two floors at EXO, bringing the building's total occupancy to 80%.

In a deal that bucks the recent exodus of the tech giants, U.S. digital behemoth Yahoo has agreed to occupy the first and second floors of the EXO Building in Dublin's north docklands.

Joint letting agents Savills and CBRE confirmed that the company has signed a lease for 35.7K SF of office accommodation across two floors, providing enough space for up to 350 workers at Dublin’s tallest office building.

The transaction is the largest office leasing deal in the second half of the year in the Dublin commercial real estate market. It will take the EXO, situated at Point Square in Dublin's north docklands, to a total occupancy level of 80%.

Shane Duffy of Savills and Sam Daunt of CBRE confirmed that they have also secured the letting of 5,600 SF on the building’s 11th floor to architecture and design firm Corgan, while online genealogy specialist Ancestry is also to move into 5,600 SF on the 10th floor.

These lettings follow the July headquarters relocation of An Post, the state-owned provider of postal services in Ireland, which leased 83.5K SF across six floors at the EXO.

In all, there are only four of the EXO’s 17 floors still to be let, with three of these at 5,500 SF each, while one of the larger floors is 18K SF.

The EXO is being funded by SW3 and EPISO 4, a fund managed by Tristan Capital Partners, and comprises a total of 170K SF of Grade A office space and an 11K SF roof garden.

Taking its name from its large-scale steel exoskeleton, the development includes 320 bicycle bays, 62 parking spaces and is a Nearly Zero Energy Building, is Wired Platinum and LEED Platinum certified, and has a Building Energy Rating of A3.
