A partnership between McCaffery Interests Inc. and Hines paid $11.25M for a 50K SF parcel in RiNo where the companies plan to build a six-story office building.

Dubbed T3, which stands for timber, transit and technology, the property is at 3500 Blake St. just steps away from the 38th & Blake light-rail station servicing the University of Colorado A-Line that connects Union Station to Denver International Airport.

“This sale speaks to how far the neighborhood has come in just a few short years and the legitimacy of downtown Denver,” said Cushman & Wakefield Senior Associate Mike Viehmann, who, along with Managing Director Drew McManus, Executive Director Jim Capecelatro, Executive Director Mike Kboudi and Senior Associate Bryan Fry represented seller Jeremy Fein Inc.

Full plans and details of the development have yet to be announced.
