2 Apartment Towers Break Ground In Belleview Station's Latest Phase

Construction is underway on two high-rise apartment towers at Belleview Station, a 52-acre master-planned community near the Denver Tech Center that is expected to transform over the next two decades.

The new 21- and 22-story buildings will add 634 units to the development at South Newport Street and East Union Avenue.

The 22-story first tower will include 320 apartments and is expected to deliver in about two years. The second will feature 314 apartments, an 11K SF retail space and an outdoor kitchen, the Denver Business Journal reported.

Both towers will have rooftop pools and will be connected by a large parking garage wrapped with residential units. The garage’s rooftop will include shared amenities such as a dog run.

Belleview Station is about one-third built out, with 804K SF of office space, almost 130K SF of retail and restaurant space, and 928 homes.

At full build-out, the district is expected to include about 2.8M SF of office, 185K SF of retail and 3,300 residential units, master developer Brooke Maloy told the DBJ.

Developers have already delivered nearly 1M SF of offices, which is fully leased, Belleview Station Vice President Trey Warren told the DBJ. While office demand remains soft, Warren said the team is “playing the long game” and could shift toward more residential if market conditions persist.

The project was approved under prior zoning rules, so it isn’t subject to Denver’s expanding housing affordability ordinance, which requires a percentage of new units to be designated as affordable for 99 years.

Other recent activity at Belleview Station includes engineering giant Jacobs subleasing 30K SF at 7001 E. Belleview Ave. from Western Union, a new 19-story Kimpton hotel and new restaurants including Peckish Pizza and Wings and Saverina.

Belleview Station is expected to reach full build-out in 15 to 20 years, Maloy told the DBJ, with future development potentially including condominiums, which the project doesn’t currently offer.
