Dallas-based Brinker International, the restaurant company behind Chili’s Grill & Bar and Maggiano’s Little Italy, will soon move to Cypress Waters. Billingsley Co. will build a 216k SF, four-story build-to-suit project in Cypress Waters’ anchor called The Sound.

Brinker will be the first waterside office within The Sound when it opens in late 2018 or early 2019. Brinker will be moving about 500 employees from the office it has occupied since the 1980s on LBJ Freeway near Hillcrest Road.

Cushman & Wakefield executive managing director Rick Hughes, senior managing director Maureen Kelly Cooper and senior director Robbie Baty repped Brinker. The three said they searched the northern suburbs, Downtown Dallas and westward along LBJ to find the right space. Cypress Waters stood out because of its restaurants, outdoor features, trails and amenities.

Billingsley’s Marijke Lantz said Billingsley has recently had unprecedented interest in Cypress Waters. OCC, CoreLogic, 7-Eleven, OneSource, Toyota Finance, and BT Americas have already inked deals at the 1,000-acre development.
