Another Lease In DFW's Most Active Industrial Submarket

Turnkey Solutions, an office furniture and project management company, leased 85K SF in CentrePort VII, an industrial building in Fort Worth.

The deal, at 14301 FAA Blvd., is the latest in a rush of activity in the Great Southwest/Arlington industrial submarket. Nearly half of the metro's industrial absorption in the first half of this year was in this submarket, JLL data shows. Of the 4.8M SF leased in DFW through Q2, 2M SF was in the Great Southwest/Arlington area, and Fort Worth industrial has been a particular standout. CT Realty and Port Logistics Realty broke ground on a 400K SF property in this submarket in June to bulk up supply.

Dallas-Fort Worth's industrial market overall has been on fire. The region was second in the U.S. for foreign investment into industrial in the first half of 2018.

JLL's Chris Stout and Caleb McCoy represented the tenant, and Cushman & Wakefield’s Mark Collins represented the landlord, CentrePort 7TX LLC.

“Turnkey was seeking a prominent location that accommodated future growth, offered cutting-edge amenities and a refreshed office layout, while putting them in a great place to better serve growing client demand,” Stout said.
