1.5M SF Of Office Is Coming To Grandscape In The Colony

More than a million square feet of office is coming to the Grandscape mixed-use development in The Colony

Developer Cawley Partners announced plans to build out an office development comprising three 500K SF buildings. 

Each building will be 17 stories high and located off State Highway 121, three miles north of the Dallas North Tollway

Anchored by Nebraska Furniture Mart and Scheels, Grandscape is a master-planned community featuring a combination of dining, retail and entertainment.

Cawley's new partnership with Grandscape to build 1.5M SF of office is the next step in attracting daily traffic and large corporate users to the hub. 

“Our team has traveled all over the world to bring in the best mix of experiences to Grandscape, and we are very excited that corporate America will now have the opportunity to enjoy it on a daily basis,” Grandscape President Jeff Lind said in a statement. 

The architect of record on the project is Hoefer Wysocki's Steven Janeway, who intends to incorporate post-pandemic work environment solutions. Hoefer Wysocki itself moved into a new office amid the pandemic and had to implement some redesigns.

While it may seem strange to build office product as the pandemic continues to keep office workers at home (though less so in DFW than other cities), Cawley Partners CEO Bill Cawley told Bisnow in May that newer office buildings with built-in germ-fighting capabilities will outperform in the wake of the coronavirus. 

“I think people after this are going to flock to new product like they have been, but almost to a greater degree,” he said at the time. “They are going to want everything that comes with a new building. The safety of touchless entries and all of the technology that we can put into them to make people feel comfortable. I think a new building is going to win the day again.”

Cawley Partners’ Jeremy Duggins is handling pre-leasing of the new Grandscape development.
