RJW Signs 790K SF Industrial Lease, Trammell Crow Preps Next Phase
RJW Logistics Group inked a 788K SF lease at Plainfield Business Center in Plainfield, with developer Trammell Crow Co. announcing it would start work on an identical-size spec building in the second quarter.
The industrial lease is one of at least four over 750K SF completed in the Chicago area this year, as Avison Young reported four leases of that size were signed through the middle of February. There were eight leases of more than 750K SF in all of 2025 and just five in 2024.
“This strategic location enhances our national network, enabling us to drive greater efficiency, improve in-stock performance, and deliver consistent, industry-leading results for our customers and their retail partners,” RJW Logistics CEO Kevin Williamson said in a statement.
RJW Logistics operates more than 16 distribution centers throughout Illinois, Texas and Pennsylvania.
With Building 1 at the business center leased, Trammell Crow is slated to break ground on the 788K SF Building 2 in the second quarter of 2026, built on a speculative basis. At full build-out, Plainfield Business Center will encompass over 8M SF of industrial, the company stated in a press release.
Trammell Crow principal Josh Udelhofen said in the release the company is well positioned to capture demand from large-format industrial users, as the development includes another 340 acres of entitled land.
“Besides Phase 2, which will be speculative, our site can accommodate a build-to-suit project of up to 2 million square feet, giving us incredible flexibility to meet the needs of today’s largest warehouse tenants,” Udelhofen said.
JLL's Dominic Carbonari represented RJW Logistics in the deal, while CBRE's Matt Mulvihill and Phil DeBoer represented Trammell Crow. Harris Architects has been the architect on the project, and Krusinski Construction Co. was the general contractor for its first phase.
