Spec development is far from all the rage right now, but J.F. McKinney's Mark Baby and his team completed leases on 12 spec offices in the last six months, renting more than 45k-SF. At 311 S. Wacker in the Loop, Mark shows off one of seven available spaces, which comes with furniture.
Since J.F. McKinney started representing the building in 2006, it's jumped from was 67% to 93% leased. With a small floorplate, it caters to smaller tenants who can still afford the Class A space with wide views of the city. In addition to the kitchen (enjoying the last throws of not having T?giving leftovers in it), the space has daylight-heavy offices, a winter garden, and a health club.
