Blackstone's Industrial Arm Sells Revere Warehouse For $45M
A San Francisco-based investment firm has acquired a shallow-bay industrial site in Revere from Blackstone subsidiary Link Logistics.
Stockbridge Capital Group bought the 17K SF warehouse at 3 Furlong Drive in Revere for $45M, according to public records first reported by Banker & Tradesman. The site is used for FedEx drop-offs and pickups.
The property, located near the Suffolk Downs development, last sold for $38M in 2022, according to public records.
Link Logistics' Boston portfolio consisted of six industrial properties totaling 777K SF as of October.
Most of these properties came from a $175M, six-building portfolio it acquired from AEW Capital Management in 2021. In the same year, Link acquired a two-building portfolio in Central Massachusetts from TA Realty for $154M
At the beginning of the year, Link Logistics opened the first phase of its Trident Logistics Center in Revere. The 366K SF property at 101 Lee Burbank Highway will likely be used for last-mile shipments, but as of January, it didn't have a tenant, the Boston Business Journal reported.
Stockbridge hasn't been as active in the Greater Boston market. In 2025, the company acquired an 85K SF industrial property at 295 Union St. in Walpole for $26M.
The firm, which has $37.4B in assets under management, owns roughly 97.8M SF of commercial space and 19,800 residential units across the U.S. It has offices in California, Atlanta, Chicago, Dallas, Denver and Phoenix.
In February, Stockbridge's Niche Logistics Fund completed a 10% interest buyout of a 58-property industrial outdoor storage portfolio. The transaction represented a valuation of roughly $900M.
