Amazon Signs Full-Building Lease At Seyon Property

Amazon has expanded its presence in Greater Boston once again with a full-building lease near Worcester.

The tech giant signed a 450K SF lease at the Seyon Group's 139 Campanelli Drive in Uxbridge in the fourth quarter, according to a Cushman & Wakefield report. The lease is for the full warehouse.

Amazon and Seyon didn't respond to requests for comment on the lease.

Seyon acquired the property in 2021 for $18M from Braintree-based Campanelli Construction, which still owns the rest of the 276-acre business park in the neighborhood. The project had been under construction at the time of the sale. 

The warehouse completed construction in 2023, the Worcester Business Journal reported.

In 2024, Amazon opened its largest Massachusetts facility spanning almost 4M SF in North Andover and costing roughly $400M, The Boston Globe reported. Amazon was granted $27M in property tax breaks for the warehouse.

The company also opened a $300M, 2.8M SF robotics fulfillment center in Charlton.

Over the summer, the company signed a 237K SF lease at Camber Development and Wheelock Street Capital's 800 Salem St. property in Wilmington.

The expansion comes as the tech giant grows its data center development while also shrinking its corporate footprint.

In late November 2025, Amazon said it planned to break ground on 1.3 gigawatts of artificial intelligence and supercomputer capacity to support Amazon Web Services government customers. In 2025, the company announced plans to invest $15B in data center campuses in northern Indiana.

In October, the company announced plans to lay off 14,000 corporate employees.

Its online retail business strategy is shifting as well. This past month, the company announced plans to leverage its smaller distribution centers for its quick delivery business, Amazon Now.
