Security Firm Moving To One Alliance Center: The Atlanta Deal Sheet
An Atlanta-based security and facilities management firm is moving its local headquarters to One Alliance Center in Buckhead.
Highwoods Properties filed an application with the city of Atlanta to renovate more than 23K SF at One Alliance Center for Argenbright Group, the security firm that also operates AHL Services, AirServ and SecurAmerica. An approved application would give the landlord a permit to build out the office space for Argenbright.
The 550K SF Class-A office tower off Lenox Road is part of the Alliance Center campus in Buckhead.
Argenbright is housed at Salesforce Tower, a 34-story, 632K SF office building at 950 E. Paces Ferry Road, across from Lenox Square mall in Buckhead. JLL’s Brooke Dewey, who leases Salesforce Tower, confirmed that Argenbright is relocating its headquarters from Salesforce.
Argenbright is represented by NAI Brannen Goddard’s Jim Devaney.
Highwoods Properties, Devaney and Argenbright did not immediately respond to requests for comment.
The firm currently uses 15K SF at Salesforce Tower, according to CoStar information obtained by Bisnow.
According to the application, Highwoods is seeking to build out Argenbright’s offices as an open-floor plan with workstations, private offices, conference rooms, a reception area, a break room and “mid-level” finishes with “standard office finish specifications throughout.”
LEASES
KAI Fusion, an upscale Asian restaurant, is headed to The Block at Phipps with a 7K SF space. The 421K SF shopping center, formerly known as Lenox Marketplace, is located on nearly 10 acres across from Phipps Plaza along Peachtree Road in Buckhead.
KAI’s menu will offer sushi and a blend of Japanese, Chinese and Thai dishes, according to a press release.

Law firm Buchalter signed a 25K SF long-term expansion lease at Prominence Tower, the 19-story, 440K SF office tower in Buckhead. The firm, which entered the Atlanta market in 2024, expanded to the 11th floor.
Savills’ David Rubenstein, Mike Catalano and Steve Walbridge brokered the deal for Buchalter. Partners Real Estate’s Andy Sumlin and Aileen Almassy represented the landlord, New York Life.

Law firm Weinberg Wheeler Hudgins Gunn & Dial renewed and expanded its 75K SF lease at 3344 Peachtree, the 26-story, 484,500 SF tower in Buckhead. Weinberg Wheeler took an additional 11,300 SF in its 12-year deal.

Houston-based Group 1 Realty Inc. purchased the real estate for automotive dealership Stone Mountain Toyota at 4220 Stone Mountain Highway from an LLC attached to Lakeland, Florida-based Lakeland Toyota dealership for $24.4M, according to records in the Georgia Superior Court Clerks' Cooperative Authority database.

New York-based Machine Investment Group and Lionshead Capital Partners purchased the 641-room Atlanta Airport Marriott from an LLC tied to the Pennsylvania Public School Employees’ Retirement System for $19.8M, the Atlanta Business Chronicle reported.
The buyers, which obtained a $30.8M loan from Western Alliance Bank for both the hotel’s purchase and eventual renovation, told the ABC that the price represented “a heavily reset basis.”

Charlie Harrison has joined Stream Realty Partners as executive vice president in Atlanta for its tenant representation division, joining from Capital Real Estate Group, where he was senior vice president, the Atlanta Business Chronicle reported.
Harrison, who began his career at CBRE in 2019, helped the Arthritis Foundation renew 30K SF at 1355 Peachtree, Noble Investment Group lease a 23,500 SF office space at Monarch Tower in Buckhead and Atlanta Fine Homes lease 24,500 SF at The Forum.
