Steve Mazza was born and raised in Sheraden, Pennsylvania. Steve brings more than 30 years of building trade experience as well as community relationship building through the projects he has worked on, and the committees and organizations for which he serves. As a Council Representative for the Eastern Atlantic States Regional Council of Carpenters (Formerly Keystone + Mountain + Lakes Regional Council of Carpenters), Steve works firsthand with contractors, politicians, engineers, architects, union leadership and the membership to achieve overall goals for projects and the community.

Steve has been actively involved in politics and community service throughout his entire career, with a significant focus on jobs and building the region. Steve is one of the Vice Presidents of the Pittsburgh Building & Construction Trades Union and is currently the Chairman of the Pittsburgh Construction Tax Fraud Task Force. He has held several notable positions as a member of the Eastern Atlantic States Regional Council of Carpenters and Local 432, including Vice President, Recording Secretary, and Delegate. Before rising through the ranks and becoming a Council Representative, Steve worked on many significant union projects, including PNC Park, Heinz Field, and the Heinz History Center.

Steve is a long-time member of the Allegheny County Labor Council and is the Parade Chairman of the annual Pittsburgh Labor Day Parade, coordinating with 75,000 union members and families. He is an appointed representative of Pittsburgh’s Land Bank, a Rebuilding Together Board Member, and a 20th Ward Committee Person for more than 15 years.

Chris Buccini is Co-President of The Buccini/Pollin Group, Inc. (“BPG”), and founder and President of BPG Real Estate Services, LLC, the entity responsible for BPG’s office, residential, retail, and parking management and leasing efforts. Mr. Buccini is responsible for the ultimate performance of the company’s commercial, retail, parking and entertainment activities, leading its acquisitions, financing, leasing, operations, and disposition efforts. Since joining BPG in 1999, Mr. Buccini has grown the company to over $4 billion in assets, including ownership of six million square feet of office and retail space, 6,500 hotel rooms, 2,000 apartments and four live entertainment venues. In addition, Mr. Buccini co-founded and is co-owner of Major League Soccer’s Philadelphia Union.

Mr. Buccini is the founder and current member of the Board of The Light Up The Queen Foundation; a member of the Board of Trustees of Wilmington Friends School; on the Board of Directors of the Brandywine Conservancy, United Way of Delaware, and Wilmington Renaissance Corporation; and a member of the Delaware Business Roundtable, City of Chester Institute for Economic Development, and Hagley Museum and Library Council of Advisors.

Prior to The Buccini/Pollin Group, Mr. Buccini was the Director of Acquisitions and Senior Vice President of Barrow Street Capital, LLC, a New York City-based real estate private equity fund which is an affiliate of Greenhill and Company. Prior to joining Barrow Street, Mr. Buccini was a Vice President at Eastdil Realty, where he was involved in the disposition, financing and development of investment quality office, retail, industrial, lodging and multi-family projects.

Mr. Buccini received his Bachelor of Arts degree from Princeton University.

Adam Henger

Mr. Henger is the Regional Manager and Director of Business Development for Maser Consulting in the firm’s Pittsburgh, PA office. His responsibilities include affirming and leading the company’s strategic plan to expand services geographically while providing

increased benefit to its public and private clients within the Western and Central Pennsylvania, Eastern Ohio and West Virginia regions.

Mr. Henger’s experience encompasses working on a diversity of infrastructure projects, ranging in size from large-scale to smaller client-critical projects. The various market sectors with which he has worked include private, industrial, commercial, retail, hotel,

local/county government, K-12 schools, state government, higher educational, correctional institutions Water/Wastewater, transportation, and leads the company’s Federal business sector. Mr. Henger also possesses a keen insight into available funding sources,

both public and private

Ethan Fellheimer

Ethan Fellheimer has been active in real estate acquisition and development for over 10 years. In 2000, Fellheimer founded The Fellheimer Group which was responsible for the development of the former Bookbinders Building at South 15th Street, in Philadelphia, Pennsylvania. Other significant Philadelphia area development/acquisition deals include: 1401 Walnut Street, The Shops at Lasalle University, 211 North 13th Street, The Essex Condominiums at 300 North Vine Street, among others. Prior to engaging in real estate full time, Mr. Fellheimer spent seven years as Senior Vice President of Pennsylvania Business Bank as a commercial lender and Head of Marketing. Fellheimer was selected as one of the Philadelphia regions "40 under 40" young business leaders and in 2000 received Philly Tech Magazine's "30 under 30" award. Mr. Fellheimer remains active in the business community of Philadelphia, and is often a lecturer at universities and the Pennsylvania Bar Institute regarding entrepreneurial endeavors, networking, and legal issues of debtor/creditor law. Fellheimer serves on the Board of Directors of Albert Einstein Healthcare Network and Jewish Federation of Greater Philadelphia. He received his undergraduate degree from the University of Pennsylvania and received his law degree from Temple University School of Law. He lives in the suburbs of Philadelphia with his wife and two children.

Summary

  1. At the beginning of the pandemic construction was paused in Pennsylvania. Were projects delayed and if so who foots the bills for those delays? 

  2. Up until what point in the building process can projects currently under construction be modified to include new safety features?

  3. Can assets that are struggling be converted or repositioned into a different asset class? How expensive is that process? 

  4. Are their new technologies or methods being incorporated into the construction industry to help speed up timelines? 

  5. Prior to the coronavirus, a lot of projects didn't pencil out due to the high price of construction. Will we see construction prices go down as a result of the pandemic?
