Tom Taylor brings nearly a decade of commercial real estate finance and investment research experience to his role at Trepp as Senior Manager of Research. As a practitioner prior to joining Trepp, Tom primarily worked as a CRE loan underwriter, as well as an asset manager and originator in various roles with banks and other lenders. His day-to-day responsibilities at Trepp include managing production of content for Trepp Research and Insights, as well as producing original research, writing and editing The Rundown and TreppWire daily newsletters, contributing to the weekly TreppWire podcast, hosting Trepp’s monthly Market Pulse webinar, advising internal sales and product teams, and working on partnerships and advisory opportunities.

Before joining Trepp, Tom served as Director of Underwriting and Asset Management at Ease Capital, where he helped launched their bridge lending platform and managed their proprietary deal screening and underwriting suite, working alongside the founders of Reonomy. Prior to that, Tom was a MAP-Licensed senior HUD Underwriter at Arbor Realty Trust, as well as an Investment Real Estate Underwriter at Merchants Bank of Indiana, CMBS Associate at Citibank, and an Underwriting Analyst at Dwight Capital.

Tom received a Bachelor of Business Administration degree from the University of Notre Dame.

Foreign capital has long been a major force in U.S. real estate, but in 2025, the tide is turning. While 71% of domestic investors are still sitting tight this quarter, global capital is shifting — and in many cases, it’s moving away from the U.S. altogether.

Just last week, German property lender Deutsche Pfandbriefbank announced it’s exiting the U.S. entirely, planning to sell or wind down its $4.6B loan book. Its CEO called the current U.S. economic climate “poison” for long-term investment, citing political volatility and inflation risk as key drivers behind the retreat.

Meanwhile, global investors are recalibrating their portfolios: Norway’s $1.6T sovereign wealth fund is putting money into U.S. logistics and London real estate, while foreign central banks are steadily divesting U.S. Treasuries — they are at their lowest levels since 2017.
