Payton Mayes is a proven leader with extensive experience originating and managing real estate asset-level and operating company investments across domestic and international markets. Payton is the Chief Executive Officer, part-owner and Board Member of JPI, a national developer, builder and investment manager of Class A multifamily assets across the U.S. and among the most active privately held real estate companies in the country. Payton oversees and leads all components of JPI’s operation. As a member of the JPI Executive Leadership Team, Payton provides strategic direction and guidance on initiatives, including leadership and culture.

Prior to this, Payton was the Chief Investment Officer for DHIC Communities, a D.R. Horton Company, where he was recruited to grow platforms outside of core homebuilding operations and expand D.R. Horton’s expertise in distressed offerings. Before serving at DHIC, Payton cofounded Cephas Partners, where he co-invested side by side with The Blackstone Group to acquire a portfolio from Bank of America Merrill Lynch, funded with over $500 million of equity and with a total enterprise value of underlying assets exceeding $4 billion, with assets located throughout the U.S., South America, and Europe. Payton also previously served as Managing Director, Merrill Lynch Global Real Estate Principal Investments (GREPI) and served as Co-Head of GREPI Americas and Europe (2009-2012) and head of GREPI Latin America (2006-2008) in New York. Payton is a CFA® charterholder.

As Chief Investment Officer, Mike Altman directs Cortland's investment strategy with a focus on asset management. Mike joined Cortland in 2007 as a development associate and has played an integral role in growing the company, becoming Executive Vice President of Investments in 2010 before assuming his current role in 2013. Over the course of his career with Cortland, he has led many core aspects of the business that have directly influenced Cortland's evolution from a small development company to one of the leading companies in the multifamily industry, including capital raising and portfolio strategy.

His expertise in Cortland’s growth provides a unique perspective on the value of vertical integration, the results of Cortland’s acquisition and renovation strategy, and the influence of a resident-centric approach within the apartment industry.

Mike holds his master's degree in Real Estate from Georgia State University and his bachelor's degree in Environmental Science from the University of Georgia. He is a licensed real estate broker and is associated with the Atlanta Multifamily Network and the U.S. Green Building Council.

Ammanuel Metta is Managing Director of Acquisitions at TruAmerica and leads the firm’s investment efforts in Texas and the Midwest. Ammanuel brings more than 12 years of multifamily investment experience to the position with experience covering Texas, Atlanta, SE Florida and the Mid-Atlantic. Prior to TruAmerica, Ammanuel spent seven years with Dallas-based Price Realty Corporation. As Vice President of Acquisitions at Price, he was responsible for identifying multifamily investment opportunities throughout Texas. Previous to Price Realty, he spent six years with Archstone in their development and investment groups. Ammanuel is a graduate of the University of Texas at Austin, where he also earned an MBA with a specialization in real estate finance.

David’s contribution to senior living architecture started in Dallas in the 1990’s and accelerated greatly when he designed Edgemere in 1998. Since then he has designed one award-winning community after another. Although he is often on the dais of national and regional conventions (Leading Age, AIA, ULI, APA, Environments for Aging, et al) he has taken a life-long vow never to leave the drawing board.

Born and raised in South East London, Adam has always been a ken sportsman; representing his high school in Soccer, Rugby and Cricket. He started his working life as a Police Constable in Central London and then moved on to becoming a “Mens Grooming Expert” (which led to him appearing on The Times, The Telegraph, The Independent & GQ). This career path bought Adam to Dallas, Texas where he met his wife and decided to settle down. In Texas, Adam chose to start over or “re-tool”, and pursued a Management Degree at SMU. Once his studies were complete, Adam moved into sales of HVAC where he touched many commercial construction projects. Adam loves the thrill of new challenges, and meeting new people and can't wait to start his career with Bisnow in Dallas.
