What You Need To Know About About Planning And Operating Multi-Phased Projects

Large mixed-use campuses are usually managed by a patchwork of firms, one for each use, while buildings open in phases around them. This webinar looks at a different model: a single integrated team that joins during design and stays through stabilization. Leaders from JLL's mixed-use property management, retail construction and technology teams will show how they work as one group. They will cover what operators catch in a design before it is built, how technology infrastructure gets planned and budgeted early, and how to open retail and restaurants while the rest of the campus is still under construction.

What you will take away:

  • When to bring operators in: why involving the management team during design prevents expensive fixes after opening.

  • A functional review checklist: what operators look for in architectural plans, from loading dock depths and truck turning radii to exhaust placement and service access.

  • How to budget technology early: the fiber, cellular and Wi-Fi infrastructure that needs to be in the plan before financing and construction.

  • How to get retailers open faster: what speeds the path from core and shell to an operating store or restaurant, including kitchen, utility and health inspection issues.

  • How to open in phases: ways to build out tenants safely on a campus already open to the public, and to draw daily traffic before later phases deliver.

  • How to plan operations before opening: setting up budgets, operating expense projections, vendors and document systems ahead of the first delivery.

  • How to structure the team: how one master agreement and a single on-site lead replace multiple competing managers.

Who should attend: mixed-use developers, institutional investors, property owners and development teams planning or operating multi-phase projects.

Built to Operate: Bringing the Operators In Before the First Shovel

Most mixed-use projects are designed first and operated later, and the gaps show up after opening. Panelists will explain how an integrated team advises during pre-development, reviews designs the way an operator would, plans the technology backbone and manages retail construction around open businesses, drawing on examples from projects they are delivering now.
