About This Workshop

A hands-on workshop for sponsors and principals at small firms who want to understand a market more deeply than teams ten times their size, and build a system that keeps watching it.

Meet Lionel. Thirty years old, five years at a larger firm, now out on his own and determined to make his name in his hometown of Nashville. He has no research team and no analyst bench. What he has is Claude, and a plan to build a system that helps him spot opportunities nobody else is looking for.

Lionel's disadvantage was never work ethic, it was reach. A scrappy solo sponsor can't out-staff a national platform, but he can out-see it, provided he has a system studying his market while he's out doing deals. That is the edge this workshop builds.

Most market research dies the day it's finished. A sponsor pulls comps, reads a few reports, forms a view, and a quarter later the view is stale and the work starts over. We build the opposite: an ongoing system for gathering, understanding, and synthesizing information about a single market, using Claude's agent skills, external integrations, and recurring workflows. The goal is not a one-time artifact. It's a system that keeps delivering value.

Over 90 minutes, we build Lionel's system live, three connected pieces you can point at your own market the same afternoon. An interactive visualization that turns public data into a real picture of a market's price history. An AI wiki that helps develop and sharpen a differentiated thesis. And a research agent that continually gathers and organizes the news tied to that thesis, long after the session ends.

This isn't a lecture on where the market is headed. It's a build session for sponsors like Lionel who have to find the deals themselves and want a system that surfaces them first. You'll leave with a working market-research system of your own, plus post-workshop access to our private Circle community, where we'll share the recording, slides, and setup resources.

You'll learn how to:

Turn public data into a real market picture. Pull public price and transaction data into Claude and build an interactive visualization of how your market has actually moved, not how a national report says it has.

Develop a thesis worth defending. Use an AI wiki to test a market thesis against the data, sharpen it into something genuinely differentiated, and keep it current as conditions shift.

Build a research agent that never sleeps. Set up an agent that continually gathers, filters, and organizes the news, listings, and signals relevant to your thesis, so you stop refreshing the same sites by hand.

Connect the sources you already rely on. Wire Claude into public data and external tools with agent skills and recurring workflows, so the system runs on its own schedule.

Separate signal from noise. Teach the system what actually matters for your strategy so it surfaces the few developments worth acting on, not a daily firehose.

Turn a market read into deal flow. Translate an ongoing view of a market into a sourcing edge: which submarkets, sellers, and shifts to move on before everyone else catches up.

Thesis Driven

The Workshop Will Cover

  • Meet the sponsor. We introduce Lionel, his market, and his constraints, the same conditions most solo sponsors face, and use his raise for a foothold in Nashville as the live case study we build against.

  • Data exploration: seeing the market clearly. Taking public data and building an interactive visualization of historical price dynamics, so Lionel understands what's actually driving his market.

  • Thesis development: building the AI wiki. Creating an AI wiki that helps Lionel develop, challenge, and sharpen a unique real estate thesis grounded in the data.

  • The research agent: staying ahead automatically. Standing up as a market research agent that continually gathers and organizes the news and signals relevant to Lionel's thesis.

  • Making it recurring. Turning the build into recurring workflows that keep working after the session, and adapting the system as the thesis evolves.

Who this is for:

Sponsors and principals, solo or at small firms, who want to use AI to augment their ability to understand and stay on top of a dynamic market.

Roles: Sponsors · Principals · Solo GPs · Emerging developers · Acquisitions leads · Small-firm operators · Investors

No technical or programming background required. Anyone who can form a view on a market can build a system that sharpens it.

Hands-on build. We’ll build the system live in Claude. Participants are encouraged to follow along in their own account (Claude Pro or Team recommended).
