Willie Hoag

Principal/Co-Founder

Tether Advisors

With a specialized focus on Tenant Representation, Willie Hoag embraces a long-term approach to client services, while remaining keenly aware of trends and technology that will augment or disrupt the businesses he serves. Hoag believes that Tenant Representation today means striving to become a Brand Ambassador, acting nimbly and proactively to find solutions for each client’s unique challenges. From the emerging concepts to evolving national credit tenants, he is fortunate to advise the sustainable categories and innovators who may soon become the new face of sustainable brick and mortar occupancy. Hoag developed his consultative acumen at Mid-America for over 15 years, where he was a Partner and Director of Tenant Representation for the leading Retail Real Estate Firm in the Midwest. Hoag’s two longest standing client relationships, Aspen Dental and LA Fitness, provided early indications of the changing face of retail space. Branded health and wellness was in its early stages, but he had a front row seat to witness the aligned interests of owners to identify the reliable new class of tenants, as the ‘Medtail’ tenants could bolster their brand awareness if these

landlords could adapt their previous stigmas. Today, Hoag facilitates the expansion needs and real estate challenges of at least a dozen tenants throughout the Midwest, and nationally. His many national relationships transcend verticals, and fosters his true passion: solving problems and refining brands, linking experts to the obstacles they may uniquely solve. If clients are friends, then

consideration is the motivation.

Summary

  1. How do in-store retail health clinics actually encourage people to live healthier lifestyles?

  2. How difficult is it to convert existing retail into a healthcare facility?

  3. According to a CBRE report, Chicago had over 2 million sq. ft. delivered in Q2 of 2019 and vacancy rates stayed at a near record low of 10.3%. Will this pandemic throw a wrench in the red-hot Chicago healthcare market?

  4. What are the pros and cons to retail health? Are there safety and privacy concerns with smaller facilities?

  5. Considering the impact of the pandemic on the brick-and-mortar retail, can patients be convinced to go into a store for health check-ups? Are they more willing to go to a store than a hospital?
