Three new tenants have signed deals to move into Grosvenor Americas' 12-story office building one block west of the White House.

Artificial intelligence company Afiniti, SBD Advisors and the Institute for Defense Analyses have signed on for a total of 42K SF at 1701 Pennsylvania Ave. NW, Grosvenor announced Thursday.

The three companies are all moving from nearby Pennsylvania Avenue office buildings. Afiniti will move from across the street at 1700 Pennsylvania Ave. NW and will occupy a full 18,500 SF floor. IDA will also occupy a full floor and is moving from two blocks west at 1899 Pennsylvania Ave. NW. SBD will take 3,600 SF and is moving from 1747 Pennsylvania Ave. NW.

Grosvenor acquired the 200K SF property in 1986 and maintains its East Coast office in the building. The other existing tenants include JAB Holdings, Groom Law Group, Carr Workplaces and a ground-floor Peet's Coffee.

The owner recently renovated the building's fitness center, lounge areas, parking garage and HVAC System. Cushman & Wakefield Executive Managing Director Mark Richardson represents the landlord in leasing the building.
