THE Campus: The Unveiling

Meet THE Campus (which, like The Who, The Guess Who, The Band, and The The, might be a bit hard to explain to others at first), a newly renovated 250k SF office park in San Jose that's looking for tenants. Studio G Architects designed the project, which has been through a lot (during the recession the complex went back to a lender before Bixby stepped in late 2012). Now it's got a boutique hotel feel, with couch seating areas, fire pits, and an outdoor gourmet kitchen. Tenants can burn cals in the bocce ball court, outdoor exercise deck and yoga area. About 125 brokers attended its debut open house last week.

Bixby took the idea of workplace environment to another level, says CBRE's Christian Marent, who's leasing out the property with Vincent Scott and Rob Shannon. They transformed a secluded 20k SF area into outdoor pods for meetings--or happy hour (or hide and seek)--and mechanical roll-up doors open up more space to the outside. The site is built for one or two tenants, and he's already had some prospective tenants eye the entire site. Most of the interest so far has come from tech, proving more Silicon Valley companies are looking for high-end spaces to attract talent.

There's a fair amount of vacancy in that pocket of San Jose due to the repositioning work in the area, says Christian, with owners like TMG dumping lots of capital into existing buildings. THE Campus has already garnered a lot of interest and tenants have been impressed during walk throughs with the level of spec finishes, he notes. (It's hard to not be impressed by an onsite bocce ball court--especially for tech geeks.)
