Below is a pic of a known adrenaline junkie: BOMA International chairman and chief elected officer Joe Markling, who not only leads the 16,500-member org, but heads one of CBRE's largest accounts. (We bet he could give Dale Earnhardt Jr. a run for his money.) In two weeks, he hands over the reins to Carr Properties Rich Greninger at BOMA's annual conference in San Diego.

Joe (with wife Cindy last month in Banff, Alberta) attended theUniversity of Arizonaforaccounting and financethinking he'd be a lawyer or in stocks and bonds trading. (It's what you do when you have a lot of suits and nowhere to go.) A Sigma Chi brother working for CBRE predecessor Coldwell Banker told him about real estate, andhe was hooked. He spent 22 years at CB before becoming national director of asset and property management forLowe Enterprises. In 2010, he returned to CBRE as managing director of strategic accounts to handle clientRREEF/Deutsche Asset & Wealth Management.

Even though hed been in the biz for nearly 25 years, hehadn'tbeen involved in BOMA untilhis boss at Lowe Enterprises no longer had time for the BOMA Greater LA board. He asked Joe to fill the company seat, where Joe soonpicked up a passion for government affairs and advocacy. After later joining BOMA International's exec committee, Stream Realtys Ray Mackeythen BOMAs chairconvinced him to run as vice chair, eventually leading to his current gig (a "very gratifying experience" he says).

Joe and his clan: college sweetheart and wife of 33 years Cindy, daughter Lauren, and son Jeff. After faith, family, and friends comes a close fourth:NASCAR.(The huge fan's favorite: Dale Jr. or anybody but Kyle Busch.) Hell record it on Sundays, then watch races on his laptop as he jets around the country on CBRE or BOMA biz. For his 40th birthday, his wife surprised him with a trip to the Daytona 500. Hes also an avid sculler,rowingwith the Lake Casitas Rowing Associationon weekends.
