Congrats to Midway's Braeburn Village, which was named the ULI 2015 Development of Distinction in the for-profit category. The 140-unit affordable multifamily housing redevelopment was built in partnership with AAI Affordable Housing and started with asbestos abatement and demolishing all structures. The team had to remove the property from the flood plain. Best of all, it added community gathering areas and green spaces. The rest of the team: Hill and Frank Architects, Brownstone, and Wong & Associates Landscape Architects. In the heritage category, Gensler and Tellepsen were honored for their work upgrading the Lee Davis Library at San Jacinto College, which was built in 1966.

New Hope Housing continued its dominance in the not-for-profit category, winning for its Rittenhouse community. The 160-unit property serves North Houston adults who live alone on limited incomes. It is LEED Platinum and was designed by Ernesto Maldonado, with Camden Builders and Asakura Robinson rounding out the team. The not-for-profit category had another winner--the Bethel Church Park project, which restored and preserved as much of an existing historic Fourth Ward church as feasible, turning it into a recreation area while retaining its reverential character. The project honored the role the church played in a historical African-American neighborhood that has since been redeveloped. The team: Houston Parks and Rec, PGAL Architects' Michael Lloyd, and JE Dunn. The Monarch Institute Campus was named the people's choice winner. It was designed by Jackson & Ryan Architects and built by Mission Construction.
